PC Res 2523RESOLUTION NO. 2523 PLANNING COMMISSION BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL RECOMMENDING DENIAL OF A PLANNED DEVELOPMENT PERMIT, PLANS, ELEVATIONS, DEVELOPMENT SCHEDULE, AND CONDITIONS OF APPROVAL TO ALLOW CONVERSION OF AN EXISTING RESIDENCE TO AN OFFICE ON PROPERTY KNOWN AS 121 N. FIRST ST. IN A PD (PLAN~ED DEVELOPMENT/ LOW-MEDIUM DENSITY RESIDENTIAL AND/OR PROFESSIONAL OFFICE) ZONING DISTRICT (APPLICATION OF MR. DAVID PLUTO, PD 87-12). After notification and public hearing as specified by law on the application of Mr. David Pluto for approval of a Planned Development Permit, plans, elevations, and development schedule to allow the conversion of an existing residence to an office on property known as 121N. First St., as per the application filed in the Planning Department on December 9, 1987 ;and, after presentation by the Planning Director, proponents and opponents, the hearing was closed. After due consideration of all evidence presented, the Planning Commission did find as follows: The Architectural Advisor states that the overall design of the building is poor. The proportions of openings, trim, trellis, etc. are awkward and do not add anything to the development to produce a harmonious whole. 2. This project does little to improve the aesthetics of the downtown area. e The proposed development does not clearly result in a more desirable environment and use of land than would be possible under any other zoning classification. Based on the above findings, the Planning Commission recommends denial of the plans, elevations, development schedule and conditions of approval as presented.
