PLANNING COMMISSION
BEING A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF CAMPBELL RECOMMENDING AMENDMENT TO THE
LAND USE ELEMENT OF THE GENERAL PLAN PROM LOW DENSITY
RESIDENTIAL TO PROFESSIONAL OFFICE FOR PROPERTY
KNOWN AS 1670 GRACE AVENUE. (APPLICATION OF MR.
MARVIN A. BAMBURG, GP 87-06.)
After notification and public hearing as specified by law on proposed
amendments to the Land Use Element of the General Plan, from Low Density
Residential to Professional Office for property known as 1670 Grace Ave. I
and, after presentation by the Planning Director, proponents and
opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning Commission
does find as follows:
The proposed Professional Office land use would be compatible
with the existing development.
The proposed changes are in the best interest of the City of
Campbell.
The subject parcel will be combined with those on Hamilton Ave.
and developed as one project to minimize infringement on Grace
Ave.
The Planning Commission does hereby adopt a Resolution recommending that
the City Council adopt the attached Ordinance making effective the
proposed amendment.

BEING AN ORDINANCE AMENDING THE LAND USE
ELEMENT OF THE GENERAL PLAN OF THE CITY OF
CAMPBELL, CALIFORNIA, FOR PROPERTY KNOWN AS
1670 GRACE AVE. FROM LOW DENSITY RESIDENTIAL
TO PROFESSIONAL OFFICE (APPLICATION OF MR.
MARVIN A. BAMBURG, GP 87-06).
The City Council of the City of Campbell does ordain as follows:
SECTION ONE: That the Land Use Element of the General Plan of the
City of Campbell, together with amendments thereto, is hereby changed and
amended as per Exhibit A, attached hereto.
SECTION TWO: This Ordinance shall become effective 30 days following
its passage and adoption and shall be published once within 15 days upon
passage and adoption in the San Jose Mercury News, a newspaper of general
circulation in the City of Campbell, County of Santa Clara.

GP 87-06 and $7-07
T~is is written to protest that this block does not
need any more commercial buildings. If the two
houses should go for commercial use,~.e., professional
offices, as proposed by Marvin Bamburg Associates,
Inc., the following, amomM other unintolerable results,
will occur:
1. more traffic on Hamilton and Grace Avenues;
2. more early morning garbage dumpster pick-ups;
3. more empty time on the premises in the evenings
and on weekends, leaving more time for vandals,
etc.;
4. more litter being strewn on sidewalks and
lawns;
5. more homeowners moving from the area;
6. more vacant office space along Hamilton;
7. more transient= in this area; etc., etc.
In short, uninhabitable conditions will result. Please
hear this plea of a disgruntled resident to reject the
above proposal.
