PC Res 2484RESOLUTION NO. 2484
PLANNING COMMISSION
BEING A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF CAMPBELL APPROVING A USE PERMIT AND
PLANS TO ALLOW THE CONSTRUCTION OF AN ADDITIONAL
LIVING UNIT ON PROPERTY KNOWN AS 871 VIRGINIA AVE.
IN AN R-l-6 (SINGLE FAMILY RESIDENTIAL) ZONING DISTRICT.
(APPLICATION OF MR. EMORY MCGEHEE, UP 87-16).
After notification and public hearing as specified by law on the application of
Mr. Emory McGehee for a Use Permit and approval of plans to allow the
construction of an additional living unit on property known as 871 Virginia
Ave. in an R-l-6 (Single Family Residential) Zoning District, as per the
application filed in the Planning Department on August 27, 1987; and, after
presentation by the Planning Director, proponents and opponents, the hearing
was closed.
After due consideration of all evidence presented, the Planning Commission did
find as follows:
Due to the large size of the lot, the location of the proposed unit to
the rear of the property, the unit not being visible from the street,
and the larger setbacks provided, that this unit will fit into the
neighborhood inconspicuously.
e
The design and materials of the proposed unit will match the existing
house.
Conditions of approval imposed will upgrade the site to the benefit of
the neighborhood.
e
That the establishment, maintenance, and operation of the proposed use
will not be detrimental to the health, safety, peace, morals, comfort
or general welfare of the persons residing or working in the
neighborhood of such use, or detrimental or injurious to property and
improvements in the neighborhood or the general welfare of the City.
Based on the above findings, the Planning Commission does hereby grant the
requested Use Permit, subject to the following conditions:
1. Property to be fenced as indicated and/or added in red on the plans.
Fencing shall be maintained in accordance with the approved plans.
Fencing plan indicating location and design details of fencing to be

prior to issuance of a building permit.

approved by the Planning Director.
4. Building occupancy will not be allowed until public improvements are
