Installation of a water distribution system to serve all lots within the sub- division in conformance with the plans of the San Jose Water Works. Water service to be provided by said water company. Fire hydrants and appurte- nances shall be provided and installed at the locations specified by the Fire Chief, Fire Department, City of Campbell. Subdivider shall (install street improvements and post surety to guaranty the work) (execute an agreement and post surety to install street improve- ments in the future and agree to join a Local Improvement District). Dedicate additional right-of-way to widen feet from centerline. to C.C.&R.'s to be approved by City Engineer to insure provisions for maintenance of buildings and common area. Provide a grading and drainage plan for the review and approval of the City Engineer. Obtain an excavation permit and pay fees and deposit for all work in public right of way. The owner of the property being subdivided has an easement only for ingress and egress over the al ley. If an easement is required for the sanitary sewer, it wil I need to be granted by a separate document since the al ley is not owned by the parties who will be signing the subdivision map. We will not be getting a publ ic service easement because the City does not want to have to maintain any storm facil ities that are installed in the alley. The subdivider will have to obtain a private storm drain easement from the owner of the alley. The following will be required: o What is the status of any easement. Does it contain any specific provisions for a sanitary sewer. If not, such provisions will have to be made. o If Mission Way is to be included within the map ease- ment provisions can be made via the map. If this is not possible the easement rights can be provided for via separate document. o It is our reconunendation that a 6" sanitary sewer main be installed at the same time and in conjunction with the storm drain. o If a surface drain is utilized the developer will have to make arrangements to determine the present condition of the substandard 4" building sewer.
