Section 9316.1 of the CampbelJ ;.A-..:.:lic ipal Code reads a.s follows:
Any approval granted under this section shall expire one ilundred eighty
(180) d~.ys after tile date upon whic:l such approval was gnwtcd. unless
an extension for such approval is obtained by making written application
for same to the Planning Commis'ion at least fifteen (IS) days prior to
the expiration date of such approval.
No building permit shall be issued after the expiration date of any
approval until a new approval has been obtained in the manner provided
for in this chapter.

Application of Ray Kanawyer for approval of 9 4-unit
apartments on property located at 661, 651, 641, 631,
621, 611, 601, 591 and 581 Ne110 Drive (Lots 17
through 25, Tract 3618). (See Map #1 attached.)
This application is for 9 4-unit apartment buildings to be located on
the west side of Nello Drive and bounded on the west by the San Tomas
Expressway.
Following is a list of lot size, coverage and recreation area:
8,250 sq. ft.
Coverage
40% allowed by C.M.C.
would be 3,300 sq. ft.
Applicant has 3,480
sq. ft. of coverage
or 41%.

(360 sq. ft. of this area is
covered and 589 uncovered)
Staff is of the opinion that the 41% coverage and the covered recreation-
al area will not be detrimental to the adjacent properties and provides
for a better development than would be produced by cutting back the
roof line to provide for open recreational area.
It is recommended that the Planning Commission attach the following
conditions to approval of these apartments:
RECOMMENDATIONS
SECTION 9316
1. Area to be landscaped and fenced as indicated and as added in "red"
on plan.
(There is no fence on the Expressway at this location.)
2. Faithful Performance Bond in the amount of $SOO per lot to be
posted to insure fencing and landscaping within three (3) months
of completion of construction. (A bond in the amount of $3,000
may be posted to cover all lots in lieu of the individual bond.
Said bond to remain effective until completion of all landscaping
and fencing.)
3. Landscape and fencing plan, indicating type of fencing and plant
material to be submitted for approval of the Planning Director
at the time of application for building permit.
The applicant is notified that as a part of this application, he
is required to meet the followi~ additional conditions in accordance
with ordinances of the City of Campbell.
4. Applicant to obtain excavation permit from Public Works Department
for driveway construction.
S. Buildings to be moved up to 20' required open space on Nello Drive
to provide adequate covered parking and back-up area at rear of
covered parking (Sec. 9318.3 - open space and Section 9319 -
parking).
6. Parking and driveway areas to be constructed in compliance with
Section 9319 of the Campbell Municipal Code.
The applicant is also notified that he shall comply with all other
applicable codes or ordinances of the City of Campbell which pertain
to this development and are not herein specified.
