RECOMMENDATION: That the City Council adopt a resolution accepting
improvements in Tract 7201 at 90 Redding Road.
DISCUSSION: In April, 1981, a subdivision was approved for a
7-townhouse development at 90 Redding Road. A condition of ap-
proval for the development was that street improvements be con-
structed on the Redding Road frontage. Those improvements have
now been completed and are recommended for acceptance.

RESOLUTION NO. 6762
BEING A RESOLUTION ACCEPTING TRACT NO 7201
AND IMPROVEMENTS THEREON
WHEREAS, the City Council has been advised by the City Engineer
that all improvements in Tract No. 7201, 90 Redding Road, have
been completed in accordance with that agreement entered into
April 19, 1983 concerning said Tract; and,
WHEREAS, the City Engineer recommends acceptance of the Tract
and improvements;
NOW, THEREFORE, BE IT RESOLVED by the City Council that Tract
No. 7201, together will all improvements thereon, be and the same
are hereby accepted and that the City Engineer is hereby ordered
to record a Notice of Completion of said improvements.

RESOLUTION NO. 6479
BEING A RESOLUTION APPROVING FINAL MAP OF
TRACT NO. 7201, REDDING ROAD, AND AUTHOR-
IZING THE MAYOR TO SIGN THE PROPOSED
AGREEMENT
WHEREAS, there has been submitted to the City Council of the City
of Campbell a final map of Tract No. 7201, Redding Road, for approval;
WHEREAS, an agreement, approved by the City Attorney as to form,
which covers certain conditions of approval of said,map has been
presented;
WHEREAS, the City Engineer has certified that the map conforms
to Subdivision Map Act and City ordinance;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City
of Campbell that said map be and the same is hereby approved, and
that any real property offered for dedication for public use is ac-
cepted on behalf of the public in conformity with the terms of the
offer of dedication.
BE IT FURTHER RESOLVED that the Mayor be and he is hereby author-
ized to execute said agreement on behalf of the City of Campbell.

We have no objection to the. ;I?S.E. 's as shown on the attached map.
P.S.R.'s do not, however, constitute "an easement acceptable to the
utility" as descrihed in our Rule 16 I.C. 2b. It may therefore be
advantageous for the developer to grant our Company a Right-of-Way for
a portion of the telephone facilities to be placed on the. property
served. Any arrangements for such a Right-of-Way will be made directly
with the developer.

Dear Mr. Iwagaki
Enclosed please find check prints of the Tract Map and improvement plans for
the above-subject subdivision.
The following items are needed in order to place the subject Tract Map on the
City Council agenda for final approval.
1. The final Tract,Map, signed and notarized.
2. The improvement plans signed by County Sanitation District No.4.
3. A letter of release from County Sanitation District No. 4 saying that
all of their conditions have been met.
4. Letters from PG&E and PT&T saying that easements shown on the final Tract
Map are adequate and satisfactory to them.
5. A copy of the CC&R's for our review.
6. The original and one copy of the enclosed agreement, signed and notarized.
7. A faithful performance bond in the amount of $20,000.00, and a labor and
materials bond in the amount of $10,000.00 to insure the installation of
street improvements; OR a letter of credit in the amount of $20,000.00.
8. A check payable to the County of Santa Clara in the amount of $8.00 for
the map recording fee.
9. A check payable to the City of Campbell for the following fees:

We have reviewed the tentative map and are returning a copy
of it to Allied Engineering with our comments.
Prior to checking the plans $93.00 plan checking fee will be
due.
Prior to recording a map the following will be due:
Frontage existing sanitary sewer - Developer may be required
to install 57' in Redding Road or if the additional main in
Redding Road is installed by the proposed Development to the
East, APN 413-25-041 & 042, Clear Lake Development may be re-
quired to participate in the cost to the extent of 57 feet
of 6 inch main.
Acreage Fee $123.42
Inspection Deposit $279.00
Bond $4,660.00
We are forwarding the Bond forms to Clear Lake Development.
An Investment Certificate may be substituted for the Surety
Bond. Also, the Transfer of Title must be executed and re-
turned at the time the Bond is posted.
At the time a Connection Permit is issued on each residence
approximately $180.00 will be due.

The following conditions of approval are recommended concerning the subject tentative
subdivision map submitted by Allied Enqineering Company.
Installation of a sanitary sewerage system to serve all lots within the sub-
division in conformance with the proposed plans of the County of Santa Clara
Sanitation District No.4. Sanitary sewerage service to be provided by said
District No.4.

Installation of a water distribution system to serve all lots within the sub-
division in conformance with the plans of the San Jose Water Works.
Water service to be provided by said water company. Fire hydrants and appurte-
nances shall be provided and installed at the locations specified by the
Fire Chief, Fire Department, City of Campbell. Fire hydrant maintenance
fees shall be paid to City at the rate of $195 per fire hydrant.
Subdivider shall create or provide any public service easement and any other
public utility and/or public service easements as may be necessary for the
installation of any and all public utilities and/or facilities.
Compliance with the provisions of Title 20, Subdivisions of the Campbell
Municipal Code.
Subdivider to pay Storm Drainage Area Fee.
Subdivider to furnish copy of Preliminary Title Report.
