Dear Mr. Grafford
The best way for you to go at this time is to construct
a manhole in the main in Rincon Avenue and bring out a
6" building sewer to the property line at a slope of .006
(min. grade). You can connect your triplex to it and at
the same time be setting up for future subdivisions.
This 6" building sewer will not have to be engineered but
your underground contractor must be bonded with County
Sanitation District No.4. At such time as you subdivide
and extend the six inch line to the back of the parceL we
will require a plan and profile by a registered civil
engineer.

Section 21,42,090 of the Campbell Munjcipal Code reads as follows:
Any approval granted under this section shall expire one year after the
date upon which such approval was granted, unless an extension for such
approval is obtained by making written appl ication for same to the
Planning Commission at least fifteen (15) days prior to the expiration
date of such approval.
No building permit shall be issued after the expiration date of any approval
until a new approval has been obtained in the manner provided for in this
Chapter.

Avenue in a P-D (Planned Development/Medium
Density Residential) Zoning District,
STAFF RECOMMENDATION:
Approval, subject to the attached conditions,
STAFF DISCUSSION:
On February 23, 1976 whi le approving plans to convert a single family
residence into a duplex, the City Council also gave conceptual approval
of plans for a three unit structure which is proposed for construction
at th is time.
The total development is located on two parcels, One parcel contains a
duplex structure, the other parcel contains 4 cottages, 3 garages, and a
carport, The applicant is now proposing to construct a 3-unit, two-story
structure on the front of the larger parcel,
The total development will cover approximately 22% of the 1,07 acre site
and result in a density of 8,4 units per acre, The General Plan would
permit 21 units on this site,
The applicant is providing 18 parking spaces - 10 covered and 8 uncovered -
or 2 spaces per unit which exceeds the 1 1/2 spaces per unit required by
the zon i ng code,
The Architectural Advisor is of the opinion that the design of the structure
is straightforward and attractive,

Ordinance No. 782 of the Campbell Municipal Code stipulates that any
contract for the collection dnd disposal of refu~e, garbage. wet garbage,
and rubbish produced within the I imits of the City of Campbell shal I
be made with Green Valle~ Disposal Company. This requirement appl ies
to all single family dwellings, multiple apdrtment units, to all
commercial, business, industrial, manufactuI ing, dnd construct ion

Trash container(s) of a size and quantity necessary to serve the devel-
