AND IMPROVEMENTS THEREON
WHEREAS, the City Council has been advised by the City Engineer that all
improvements in Tract No. 6426 have been completed in accordance with that
agreement entered into September 26, 1978, concerning said Tract; and,
WHEREAS, the City Engineer recommends acceptance of the Tract and improve-
ments;
NOW, THEREFORE, BE IT RESOLVED by the City Council that Tract No. 6426,
together with all improvements thereon, be and the same are hereby accepted

WHEREAS, an agreement, approved by the City Attorney as to form, which covers
conditions pertaining to the approval of said map and acceptance of the dedicated
streets, has been presented; and,
WHEREAS, the City Engineer has certified that the map conforms to
Subdivision Map Act and City Ordinance;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Campbell
that said map be and the same is hereby approved and that the streets, avenues
and public ways shown thereon be and the same are hereby accepted; and,

Gentlemen
We have reviewed the plans for the above subject and are return-
ing the check prints with the additions to be made. Return
the check prints with the resubmittal.
We are requesting that Stanton Elliott indicate on his grading
and utility plan the sanitary sewers to be installed under
this District's standards and will not be a part of the "on site"
work.
Also, the health department does have restrictions on the proxi-
mity of water mains in relationship to sanitary sewers. It
may also govern in the case of "on site" in condominiums.
In the event excavation for repair becomes necessary there
should be a 2-3 foot horizontal clearance between the sanitary
main and other utilities.
Prior to recording a map the following will be due:
Frontage None
Acreage None
Plan check fee $126.00
Inspection deposit $378.00
Surety bond or investment certificate to lnsure installation
of sanitary sewers - $6,300.
Also, the Transfer of Title must be executed at the time the
plans are approved.

Tentative Subdivision Map

The following conditions of approval are recommended concerning the
subject tentative map submitted by louis M. Bini Associates.
1. Installation of a sanitary sewerage system to serve all lots within
the subdivision in conformance with the proposed plans of the County
of Santa Clara Sanitation District No.4. Sanitary sewerage service
to be provided by said Sanitation District No.4.
2. Installation of a water distribution system to serve all lots within the
subdivision in conformance with the plans of the San Jose Water Works.
Water service is to be provided by said San Jose Water Works. Fire
hydrants and appurtenances shall be provided and installed at the
locations specified by the Fire Chief of the City of Campbell. Fire
hydrant rental fees shall be paid to City at the rate of $195 per fire
hydrant.
3. Subdivider shall create or provide any Public Service Easement and any
other public utility and/or public service easements as maybe necessary
for the installation of any and all public utilities and/or facilities.
4. Compliance with the provisions of Title 20, Subdivision, of the Campbell
Municipal Code.
5. Subdivider to pay Storm Drainage Area Fee.
6. Subdivider to furnish copy of Preliminary Title Report.
7. Subdivider shall execute an agreement and post bonds to install street
improvements on San Tomas Aquino Road and Hazel Avenue.
8. Subdivider shall dedicate right-of-way to widen San Tomas Aquino Road
and Hazel Avenue to 30 feet from centerline with a 20-foot-radius return
at the corner.
9. C.C. & R.'s to be approved by City Engineer to insure provisions for
maintenance of buildings and common area.

We have received the tentative map and a sanitary sewer is
available for connection in San Tomas Aquino Road or Hazel
Avenue. The main sewer within the development will be a
public sewer with the necessary dedication of sanitary sewer
easements.
The fees due this District prior to recording a map are:
Frontage None
Acreage None
8% Plan Check Fee and Inspection Deposit - 100% Improvement
Bond, Fees and Bond based on estimated construction cost.
Prior to issuance of a connection permit on each unit $84.00
plus applicable pro rata sewer service charges will be due
rates effective until 7-1-78.
