We recommend approval of proposed parcel map subject to the
following conditions:
Process and file a parcel map creating the lots.
Pay storm drain area fee of $633.00.
Dedicate additional land to widen Shelley Avenue to 30 feet
from the centerline.
Install street improvements across the entire frontage of
the lot.
Pay a fee of $4,528.00 in-lieu of dedication of lands for
parks.
Obtain an excavation permit, pay fees and post surety for
all work in the public right of way.
Submit three copies of the grading and drainage plan for
approval by the Director of Public Works.
Submit copies of the CC&R's for approval by the Director of
Public Works to insure maintenance of the common areas.

recordation of subject development.
The District is currently reviewing the improvement plans, and
they are very near completion. Fees due this District have been
paid. Bond, adequate to insure subject sewer system installation,
has been posted with this District.
