RECOMMENDATION: That the City Council adopt a resolution to approve
the final map for Tract No. 8291 and accept the dedications offered
on the map.
DISCUSSION: On November 21,1989 the City Council approved a
tentative map for a 5 lot subdivision at 480 West Sunnyoaks Avenue.
The developer has complied with all the conditions of approval of the
tentative map and the final map is therefore recommended for approval
by the City Council at this time.

Dear Ms. Quinney:
We have reviewed the tentative map sent to us on September 22 for the
development of five townhouses at 480 West Sunnyoaks Avenue. Comments
regarding this site were made in our letter dated May 30 to Mr. Tim Haley
of your City Planning Department.
The site is adjacent to District property to the south and a District
pipeline easement to the west. Improvement plans sent to us by the
developer, Nadcon Development Incorporated, show two sanitary sewer lines
crossing this pipeline. These pipelines and the curbing around the landscape
islands have already been installed without benefit of a Distict permit
or inspection.

We are presently revit!wing site improvement plans and when approved will
issue a permit for the remaining work to be done on site.

3. The quality of water passing through or below the site shall be maintained at all times and the addition of silt or other
deleterious material to the water will not be permitted.
4. All backfill within District right of way shall be compacted to at least 90% relative compaction in accordance with
California Test Method 216 or 231 or ASTM designations 01556 or 02922.
5. Obstructions to the existing waterway between October 15 and April15 will not be allowed except by special permit to
be applied for at least 15 days in advance and requiring District approval of detailed plans and provisions for
emergency flows,
6. All activities under this permit relative to the use, diversion, extraction
or pumping of groundwater or of surface water must be conducted in a manner
that will prevent the waste or unreasonable use of water.
7. This District will not be held liable or responsible for any improvements
placed in our easement from any course.

Dear Mr. Naderzad:
We have reviewed the improvement plans delivered to us on September 22 for
the development of 400 West Sunnyoaks Avenue, Chateau Chambord II.
We understand that the 4-inch and 6-inch sanitary sewer laterals crossing
the District 's 24-inch AC pipe have been installed without benefit of a
District permit. Please provide 'as built' information showing the vertical
clearances between the two pipes and the type of sanitary sewer pipe
installed.
We also understand that the storm drain lines have been installed as per
one of the sets of plans delivered to us which shows the storm drains
parallel to our pipeline. As such. the storm drain does not cross our
facility and is located the required horizontal distance from our facility.
The landscaping plan shows several trees which would be located too close
to our pipeline. An alternative tree should be selected in place of the
proposed incense cedars adjacent to Unit 3. These trees grow 75 to 90 feet
tall and would have a considerable root system which could damage our
pipeline. We suggest that the pyrus calleryana be substituted. These trees
adjacent to Unit 3 and the westernmost tree adjacent to Unit 1 should be
planted a minimum of 10 feet from our pipeline. The southernmost tree
adjacent to our property line should be eliminated.

The permit issued to you for Chateau Chambord I covers the grading and paving
of the driveway and construction of a fence within our easement. As the
inclusion of Phase II alters the landscaping shown on the plans for Phase
I, this work is not included in this permit. Upon approval of the site,
landscaping and irrigation plans we will issue a permit for the Phase II
construction. The Districts 16 foot pipeline easement adjacent to this
site should be shown on your improvement plans.
Two sets of revised plans should be sent to us for issuance of a permit.
