WHEREAS, there has been submitted to the City Council of the
City of Campbell a final map of Tract No. 7006, 500-556 Sunnyoaks
Avenue, for approval;
WHEREAS, the City Engineer has certified that the map conforms
to Subdivision Map Act and City Ordinance;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City

RECOMMENDATION
That the City Council approve this map subject to the attached conditions.
DISCUSSION
At its regular meeting of August 5, 1980 the Planning Commission approved
the applicant's plans to construct 22 townhomes. The City Council at its
regular meeting of August 25, 1980 ratified UP 80-16 which approved the
plans and elevations for this application. Condition M of approval
required the applicant to file and process a tract map.
The applicant is now requesting approval of a map which would allow
these units to be sold as townhomes.
The General Plan indicates Low-Medium Density Residential (between
6-13 units per gross acre) for this area. The approved plans would
be developed at a density of 13 units per gross acre.
At its meeting of September 16, 1980, the Planning Commission found the
proposed tract map to be in conformance with the General Plan and recommended
that the City Council approve this map subject to the attached conditions.

The site is wi thin the watershed of San Tomas Aquino Creek and adjacent to
the Page Percolation Pond but would not be subject to flooding from a District
facility in the event of a 1% flood.
The existing District 6-foot chain link fence along the southerly property
line is to be maintained in place or replaced in kind if damaged or destroyed
during site construction, If vehicular parking is proposed adjacent to our
right of way, 'wheel bumpers should be placed a minimum 5 feet therefrom to
protect the fence.
The site's storm drainage should be directed into an existing local storm
drainage system.
Because it can affect the operation and maintenance of the percolation pond, we
request that grading adjacent to the right of way be done in accordance with
District Detail Sheets 20-20B. The details of the grading should include the
cross-sectional view at the right of way and should be shown on the improvement
plans. No storm drain outfall or overbank drainage into the percolation pond
can be allowed,
Please send improvement plans for our review and issuance of a permit.

We have reviewed the site plan for Lands of Kaye on Sunnyoaks Avenue, File UP 80-16
sent to us on July 3.
