TION OFFERED THEREON
WHEREAS, there has been submitted to the City Council of the City of
Campbell a final map of Tract No. 7816, at 570 West Sunnyoaks Avenue,
for approva 1 ;
WHEREAS, the City Engineer has ~ertified that the map conforms to
Subdivision Map Act and City ordinance;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of
Campbell that said map be, and the same is hereby, approved, and that
any real property offered for dedication for publ ic use is accepted on

Dear Mr. Kee:
We have reviewed the site plan for Sunnyoaks Park Town House Project, File
ZC85-02, sent to us on April 2.
The site is in the San Tomas Aquino Creek watershed and should not flood from
any District facility in event of the 1% flood.
The southerly property line is adjacent to a Page Perc System pond. The right
of way is fenced with chain link fencing which should be shown, labelled, and
a note added that any damaged or removed due to construction shall be replaced
in kind and in accord with Section 80 of State Specs.
For any work in the vicinity of our right of way, detailed plans should be sent
for our review prior to start of construction.
Site drainage should be collected so it would not enter the pond. Grading
adjacent to our right of way should be designed so no overbank surface drainage
into'the pond occurs.
Wheel bumpers or curbs should be provided and be located a mlnlmum of five feet
from our right of way where traffic or parking areas are adjacent to the
p~rcolation pond.
In accordance with District Ordinance 75-6, the owner should show any existing
welles) on the plans. The welles) should be properly registered with the
District and either maintained or abandoned in accordance with District standards.
Improperly constructed or abandoned wells can be a hazard and may be a source of
groundwater contamination. We request that wells be sealed in accordance with
District standards unless they are to be used for the proposed development. In

BEING AN ORDINANCE OF THE CITY COUNCIL OF THE
CITY OF CAMPBELL ADOPTING PLANS, ELEVATIONS,
DEVELOPMENT SCHEDULE, AND CONDITIONS OF
APPROVAL FOR THE PLANNED DEVELOPMENT ZONE
ESTABLISHED BY ORDINANCE OF THE CITY OF
CAMPBELL (APPLICATION OF MR. JERE LAGUISA,
ZC 85-02).
The City Council of the City of Campbell does ordain as follows:
SECTION ONE: That the Zoning Map of the City of Campbell is hereby
changed and amended by adopting the attached Exhibit A entitled Plans and
Elevations; Exhibit B entitled Development Schedule; Exhibit C entitled
Map of Said Property; and Exhibit D entitled Conditions of Approval, as
per the application of Mr. Jere LaGuisa for approval of plans, elevations,
and development schedule to allow construction of 7 townhomes on property
known as 570 W. Sunnyoaks Ave. in a PD (Planned Development) Zoning
District. Copies of said Exhibits are on file in the Planning Department.
SECTION TWO: This ordinance shall become effective 30 days following
its passage and adoption and shall be published once within 15 days upon
passage and adoption in the San Jose Mercury News, a newspaper of general
circulation in the City of Campbell, County of Santa Clara.

The applicant is notified as part of this applj~ation that he/she is
required to meet the following condition~ in accordance with the
Ordinances of the City of CampbelJ and the Laws of the State of
California.
1. Property to be fen~ed and landscaped as indicated and/or added in red
on the plan~. Landscaping and fencing shall be maintained in accordance
with ~ne approved plans.
2. Landscaping plan indicating type and size of plant material, and
location of irrigation system to be submitted to the Planning Department
and approved by the Site and Architectural Review Committee and/or
Planning Commission prior to issuance of a building permit.
3. Fencing plan indicating location and design details of fencing to be
submitted to the Planning Department and approved by the Planning Director
prior to issuance of a building permit.
4. Applicant to either (1) post a faithful performance bond in the amount
of $3,000.00 to insure landscaping, fencing, and striping of parking
areas within 3 months of completion of constructionJ or (2) file written
agreement to complete landscaping, fencing, and striping of parking
areas. Bond or agreement to be filed with the Planning Department prior
to application for a building permit.
5. Applicant to submit a plan to the Planning Department, prior to
installation of PG&E utility (transformer) boxes, indicating the location
of the boxes and screening (if boxes are above ground) for approval of the
Planning Director.
6. All mechanical equipment on roofs and all utility meters to be screened
as approved by the Planning Director.
7. Building occupancy will not be allowed until public improvements are
installed.
8. All parking and driveway areas to be developed in compliance with
Chapter 21.50 of the Campbell Municipal Code. All parking spaces to be
provided with appropriate concrete curbs or bumper guards.
9. Underground utilities to be provided as required by Section 20.16.070
of the Campbell Municipal Code.
10. Plans submitted to the Building Department for plan check shall
indicate clearly the location of all connections for underground utilities
including water, sewer, electric, telephone and television cables, etc.
11. Ordinance No. 782 of the Campbell Municipal Code stipulates that any
contract for the collection and disposal of refuse, garbage, wet garbage
and rubbish produced within the limits of the City of Campbell shall be
made with Green Valley Disposal Company. This requirement applies to all

single-family dwellings, multiple apartment units, to all commercial,
business, industrial, manufacturing, and construction establishments.
12. Applicant shall comply with all appropriate State and City
requirements for the handicapped.
13. Noise levels for the interior of residential units shall comply with
minimum State (Title 25) and local standards as indicated in the Noise
Element of the Campbell General Plan.
14. Applicant is hereby notified that he will be required to pay Park
Dedication In-Lieu Fee which will be assessed at the time the subdivision
map is submitted.
15. The applicant is hereby notified that the property is to be maintained
free of any combustible trash, debris and weeds, until the time that
actual construction commences. All existing structures shall be secured
by having windows boarded up and doors sealed shut, or be demolished or
removed from the property. Sect. 11.201 , 11.414, 1979 Ed. Uniform Fire
COde.
PLANNING DEPARTMENT
16. Meet all conditions of the Santa Clara Valley Water District as
indicated in their letter of April 19, 1985 (attached).
PUBLIC WORKS DEPARTMENT
17. Process and file a tract map.
18. Provide three sets of on-site grading and drainage plans.
19. Pay storm drain area fee.
20. Obtain an excavation permit, pay fees and post surety for driveway
modification and any other work in the public right-of-way.
FIRE DEPARTMENT
21. Provide emergency vehicle turnaround which meets minimum standards of
Campbell Fire Department.
22. Provide on-site fire hydrant adjacent to the driveway at a location
approved by the Fire Department.
