Dear Mr. Thomas:
We have reviewed the proposed park plan for Tract 5039 adjacent to Page
Ditch, sent to us for review, and have the following comments:
1. It is our understanding that a 11 landscaping, with the exception
of a shuffleboard court, has been placed outside of our 20-foot access
easement. We recommend that the shuffleboard court be placed outside
of the easement because it will be subject to damage from our maintenance
equipment. If you decide to install as proposed, provision sha 11 be made
to repair any future damage at no cost to our District. A lega 1 document
fixing repair responsibility would need to be drawn and filed. Also, the
court should be designed to resist heavy equipment loading; that is,
the slab shou ld be at least 6 inches thick and reinforced with #4 bars
at 12 inches both ways. Also, the concrete should be poured on compacted
im ported ba se ma teria 1.
2. Site improvement plans, for which we issued Permit 71355,
provided for a driveway entrance to our easement at Sunnypark Court.
A field inspection indicates that this curb cut and driveway were not
constructed, thereby restricting legal District access to the cana l, and
we now have no means of access to our easement except indirectly over
an existing private driveway fronting Sunnypark Court which is partia 11y
within our easement. However I this driveway is not fully usable since
there are obstructing manholes and a TV junction box which have been
placed illegally within our easement. The manholes (placed by PG&E and
PrT) appear to be flush with the ground and, if they can resist heavy
equipment loadings, may remain in place. However I the manholes do not

This is to certify that the reinforced concrete pipes that has been
delivered to tract 5039, for Apez Construction, has been tested and
meets all the requirements under the ASTM C-76, and the California
Standard Specification, Division of Highways.
The reinforced concrete pipes are tongue and groove, mortar joints
and have been subjected to both test of 1,300 "D" load for the. 01 crack,
2,000 "D" load for an ultimate load, and 2,000 "D" load for. 01 crack,
and 3,000 "D" load for an ultimate load.

Upon reviewing the plans, and more particularly the storm line
installation on Virginia Ave., I would like to add one small
note to sheet #3.
In the vicinity of the North arrow for Virginia Ave, there is
a typical cross section of the storm line with the asphalt street
section shown. Would you please add where it indicates granular
back fill and bedding, the note liTo be tamped in six (6) inch
lifts to spring line of 48 RCP~. I feel that this gives it
that extra bit of added protection to insure that the pipe will
not suffer any structural deformation. Thank you very much for
all your help and cooperation on this project.

water shall not be permitted.
The inspection required under this permit is to assure compliance with the plans for
location, line and grade, size, etc. Inspection of such items as backfill compaction
and subbase within public streets will not be considered part of the District Inspector's
function.

The District presently has a 35-foot easement for Page Ditch
located along the southerly property line as shown in green
on the enclosed marked plan. However, it is our understanding
that the existing ditch will be realigned and placed in pipe
within the proposed 20-foot easement as shown in red on the
enclosed marked plan.

At present, we are working with the developer and his engineer (".v. t (,..{
in an attempt to establish a location for the easement that is f'v? -1'1/ ,
feasible for the installation of the pipe for both the developer i (&-t~vl
and the District. It is requested, therefore, that the appro- C.r _~vV
priate easement area as it affects this site be dedicated to us
when a definite easement location has been established. This
District will provide engineering assistance relative to the
design of the proposed pipeline installation. We will not,
however, be able to share in any of the construction costs.
After being placed in pipe, the existing ditch must be backfilled
so that Lots 1 through 7 can be fully developed. It is also
recommended that after the ditch has been backfilled, a new
fence be placed along the site's southerly property line.

set aside for parking as a part of the area held in joint

filled. An underground conduit shall be provided in lieu of

DEVELQPMENT SCHEDULE FOR PLANNED DEVELOPMENT AT
802 AND 830 SUNNY OAKS AVENUE.

The City Council of the City of Campbell does ordain as

SECTION ONE: That the Sunny Oaks Neighborhood District
Map of the City of Campbell, being a part of Chapter 3, Article IX
of the Campbell Municipal Code as referred to in the Appendix of
said Code, together with amendments thereto, is hereby changed
and amended by changing zone from R-l to P-D on property located
at 802 and 830 Sunny Oaks Avenue, as per application of Kunkel-
Thomas Company filed in the office of the Planning Department,
75 North Central Avenue, on September 28, 1970. Said property
being mOl:'e clearly defined in the map attached hereto, enti t1ed
"Exhjbit A" and made a part hereto, together l-lith the legal
description attached hereto.
SECTION THO: That Exhibit "B" entitled"Devclopment Schedule"
and Exhibit "c" entitled "Plot Plan and Elevations", pertaining
to the development of said properties, copies of which are on

and made a part of this zone change, subject to the following
conditions:
