The following conditions of approval are recommended concerning the subject tentative

Installation of a sanitary sewerage system to serve all lots within the sub-
division in conformance with the proposed plans of the County of Santa Clara
Sanitation District No.4. Sanitary sewerage service to be provided by said
District No.4.
Installation of a water distribution system to serve all lots within the sub-
division in conformance with the plans of the San Jose Water Works.
Water service to be provided by said water company. Fire hydrants and appurte-
nances shall be provided and installed at the locations specified by the
Fire Chief, Fire Department, City of Campbell. Fire hydrant maintenance
fees shall be paid to City at the rate of $195 per fire hydrant.
Subdivider shall create or provide any public service easement and any other
public utility and/or public service easements as may be necessary for the
installation of any and all public utilities and/or facilities.
Compliance with the provisions of Title 20, Subdivisions of the Campbell
Municipal Code.
Subdivider to pay Storm Drainage Area Fee.
Subdivider to furnish copy of Preliminary Title Report.

BEING A RESOLUTION APPROVING FINAL MAP
OF TRACT NO. 7401, 300 UNION AVENUE
WHEREAS, there has been submitted to the City Council of the
City of Campbell a final map of Tract No. 7401, located at
300 Union Avenue;
WHEREAS, the City Engineer has certified that the map conforms
to Subdivision Map Act and City ordinances;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City
of Campbell that said map be, and the same is hereby, approved,
and that any real property offered for dedication for public
use is accepted on behalf of the public in conformity with the
terms of the offer of dedication.

The State Map Act mandates certain notices to the tenants by a sub-
divider doing a condominium conversion. One of the conditions of
approval of the tentative map for this tract was that evidence be
provided to the City that these notices had been given. When we
have received such evidence, we will be able to recommend approval
of the final map.
The applicable sections of the Map Act are attached for your con-
venience.

James Lampe Condo Conversion
Dear Bob:
Reference is made to your October 12th letter to Jim Lampe.
1.) Attached find the signed and notorized Transfer of Title.
2.) Minor construction corrections should have been completed by now.
As we discussed by phone, since Jim Lampe is not actually going to make
the Condo Conversion for two years is there some way that the conversion fee
of $7,299.00 can be postponed until a later date, maybe via a "letter of credit"
or some other means that will guarantee that the District is paid?
Realistically, the project is not "new construction", rather a change from
tenant renting to tenant buying and Jim Lampe is going to pay the fee but
would rather wait until conversion takes place.
As I previously indicated and after all of your requirements have been
met, I would appreciate you sending your clearance letter to Jim Penoyer.

district for the conversion to condos.
Prior to sending a clearance letter to the City of Campbell,
the following must be completed:
1. Execution of the transfer of title by you. Please have
it notarized.
2. Have your underground contractor contact our inspector
Dave Kocina to make minor construction corrections.
(Check list sent to you previously.)
3. The additional fee due for this conversion is $7,299.00.
When the above is completed, we will be in a position to issue
a clearance letter to the City of Campbell.

We have reviewed the tentative map. The sanitary sewers within
the complex were inspected and installed to District standards.
The following items will have to be completed prior to District's
acceptance and subsequent maintenance of the internal system:

Dedication of sanitary sewer easement; preferably this
will be done on the map.

Execution of the transfer of title being forwarded to
Lampe Construction.
o
Completion of minor construction items. I am forwarding
a copy of the final inspection report to Lampe Construction.
He should contact David Kocina, the District's inspector,
and make arrangements to have the work done.
o
Mark Lehnhoff of this office will invoice Lampe Construction
for any additional processing charges related to this
conversion.
