TO WHOM IT MAY CONCERN:
RE: Tract No. 4303
When the Subdivider of Tract No. 4303 has complied with all
the requirements of the City of Campbell subdivision ordinance
which includes the dedication of street rights-of-way and the
acceptance of the same by the City, there will be no charges or
assessments levied against the property owners by the City of
Campbell for the improvements as covered in the plans and
specifications. These improvements are as follows:

3. Curb and gutter
4. Sidewalks
5. Street pavement
6. Electroliers
7. street trees
These improvements will be installed according to plans and
specifications and to the satisfaction of the City Engineer.

maintained by the City of Campbell for their reasonable life.
water and gas services will be installed by private utilities
under City permits.
Police and fire protection is provided on all streets within

for the developer of Tract 4303 in the City of Campbell
to give your office a flood report on the site.
o The site is not adjacent to District Flood Control facilities and not subject to flooding
therefrom.

we are this day in receipt of your letter dated January
10, 1968, concerning electrical junction box location in
subject subdivision.
We would like to advise you of the following changes
which we will make concerning the street lighting system
within subject subdivision.
1. The two electroliers shown on Westmont Avenue are
250 watts. (pole nos. 1100 and 1112)
2. The electrolier shown between Lots 31 and 32,
No. 1104 will be located between Lots 29 and 30.
3. The electrolier shown between Lots 26 and 27,
No. 1105, will be located between Lots 24 and 25.
4. The electrolier shown between Lots 19 and 20,
No. 1106, will be located between Lots 47 and 48.
5. The electrolier shown between Lots 3 and 4,
No. 1109 , will be located between Lot.s 2 and 3.
6. The electrolier shown between Lots 52 and 53,
No. llll, will be located on the opposite side of
the street.

7. There will be two electroliers installed on Hacienda
Avenue. One will be located between Lots 56 and 57, and
the other at the southeast corner of Lot 54. The street
light on Pole No. 3928 will be deleted by this project.
8. There will be a 175-watt Mercury Vapor Lamp, style
Icing, LM43B5-P 120-240 volt, WAP-5 with P.E. cell
located at the most easterly corner of Lot 29. This is
to illuminate a 6-foot wide public pedestrian walkway
to be located along the lot line between Lots 29 and 30
and along the southeasterly lines of Lots 29 and 54.
9. Your typical street cross-section detail shows a
d~ension of l2-feet fram curb face to property and
7-feet from curb face to face of sidewalk. Our standards
call for 10-feet for the former and S-feet for the latter.
It would be appreciated if these changes were made known
to the parties concerned, and if any questions arise please
contact our office.

CONDITIONS OF APPROVAL ATTACHED TO TENTATIVE SUBDIVISION OF LANDS
OF ARCHER LOCATED ON THE SOUTH SIDE OF WESTMONT AVENUE EAST OF
HARRIET AVENUE:

1. Installation of sanitary sewer mains to serve all lots
within the subdivision and to conform to District's
master plan. Easements between Lots 26, 27 and Lots 55 and
56 must be provided for this installation. Sewer service to be
provided by Santa Clara County Sanitation District #4.
2. Installation of watermains and appurtenances to serve all
lots within the subdivision. Fire hydrants to be installed
at locations as shown on map. Water service to be provided
by San Jose Water Works.
3. Developer to provide sufficient right-of-way to allow for
Smith Creek improvement in accordance with Santa Clara
County Flood Control requirements.
4. Existing well on property to be sealed to Health Department
specifications.
5. Existing individual sanitary sewer system to be back-filled
to Health Department specifications.
6. Compliance with Article IX, Chapter I, Part I, of the Campbell
Municipal Code, including underground utilities as required
by Section 9110.6.
7. All lots to be a minimum of 6,000 sq. ft. and have an average
width of 60 ft.
APPROVED by the Planning Commission of the City of Campbell in a
regular meeting held on the 7th day of August, 1967.

Gentlemen:
The Health Department has reviewed the proposed Bonanza Realty subdi-
vision of the Lands of Archer located on the south side of Westmont Avenue
as shown on a tentative map dated January 1967, prepared by MacKay and Somps,
Civil Engineers. It is noted that there are 61 numbered single family resi-
dential lots. An existing well is located on or near proposed lot 29 which
must be sealed to Health Department specifications. Individual sewage dis-
posal systems are located near proposed lots 27 and 31 which must be filled
to Health Department specifications.
Sewage disposal is to be provided by sanitary sewers installed by the
subdivider and connected by him to one of the existing trunk sewers of the
Santa Clara County Sanitation District No.4. The subdivision is in the
service area of and shall be furnished domestic water by the San Jose Water
Works.
Final approval of the proposed subdivision is contingent upon the posting
by the subdivider with the Santa Clara County Sanitation District No. 4 of an
adequate bond to insure completion of sewers as planned. Plans and specifica-
tions of all proposed sewers and appurtenances are to be approved by Sanitation
District No. 4 prior to recording the final map. Subdivider must agree to
permit no occupancy of any otherwise completed residences until usable sanitary
sewer connections have been effected.

Individual sewage disposal in the proposed subdivision is not approved.
