PUBLIC SERVICE EASEMENT
We, SAN JOSE CAMERA, INC., a Cal ifornia
corporation, hereby grant unto the City
of Campbell, a municipal corporation of
the County of Santa Clara, State of
Cal ifornia, an easement for traffic con-
trol equipment and appurtenances thereto,
over, under and across that certain real
property within said City described as
fo 11 ows :
BEGINNING at the southeasterly corner of that certain parcel conveyed
to San Jose Camera, Inc., by deed recorded in Book Gl78 of Santa
Clara County Official Records at page 568, said corner being also a
point in the northerly line of Hamilton Avenue, as shown on that cer-
tain map of Tract No. 390, recorded in Book 12 of Maps at page 55,
and as said avenue was widened to 45 feet half-street by deed re-
corded in Book 0418 of Santa Clara County Official Records at page
275;
THENCE, North 890 26' West 82.38 feet, more or less, along said
northerly line of Hamilton Avenue to the TRUE POINT OF BEGINNING;
THENCE, along a tangent curve, concave northeasterly with a radius
of 40 feet, through a central angle of 530 07' 48", an arc length
of 37.09 feet, to a point of compound curvature;
THENCE, along a tangent curve, concave northeasterly, with a radius
of 45 feet, through a central angle of 360 21' 12", an arc length
of 28.55 feet, to a point on the easterly line of Winchester
Boulevard (formerly known as Santa Clara-Los Gatos Road), as shown
on said map of Tract No. 390 and as widened to 45 feet half-street
by deed recorded in Book 6206 of Santa Clara County Official Rec-
ords at page 128;
THENCE, South 890 57' East perpendicular to said easterly 1 ine of
Winchester Boulevard, a distance of 3.00 feet;
THENCE, along a curve, concentric to last said curve, concave to
the northeast, with a radius of 42 feet, through a central angle of
36" 21' 12", an arc length of 26.65 feet, to a point of compound
curvature;

THENCE, along a tangent curve, concentric to the first curve
herein described, concave northeasterly, with a radius of 37 feet,
through a central angle of 530 07' 4811, an arc length of 34.31
feet;
THENCE, South 000 34' West, perpendicular to aforesaid northerly
line Hamilton Avenue, a distance of 3.00 feet, to the TRUE POINT
OF BEGINNING;
Containing an area of 190 square feet, more or less.
Said easement to be kept free and clear of buildings and structures
of any kind except public service structure~ irrigation systems and
appurtenances thereto, lawful fences, and lawful signs.

The applicant is notified as part of this application that he/she is required
to meet the following conditions in accordance with Ordinances of the City of
Campbell and Laws of the State of California.

A
All parking and driveway areas to be developed in compliance
with Section 21.50 of the Campbell Municipal Code. All
parking spaces to be provided with appropriate concrete curbs
or bumper guards.

Underground util ities to be provided as required by Section
20.16.070 of the Campbell Municipal Code.

Plans submitted to the Building Department for plan check shall
indicate clearly the location of all connections for underground
utilities including water, sewer, electric, telephone and
television cables, etc.
Sign application to be submitted in accordance with provisions
of the sign ordinance for all signs. No sign to be installed
until appl ication is approved and permit issued by the Building
Department. (Section 21.68.030 of the Campbell Municipal Code.)
Ordinance No. 782 of the Campbell Municipal Code stipulates that
any contract for the collection and disposal of refuse, garbage,
wet garbage and rubbish produced within the limits of the city
of Campbell shall be made with Green Valley Disposal Company.
This requirement applies to all single-family dwellings, multiple
apartment units, to all commercial, business, Industrial,
manufacturing, and construction establishments.
Trash container(s) of a size and quantity necessary to serve the
development shall be located In area(s) approved by the Fire
Department. Unless otherwise noted. enclosure(s) shall consist
of a concrete floor surrounded by a solid wall or fence and
have self-closing doors of a size specified by the Fire Department.
All enclosures to be constructed at grade level.
Applicant shall comply with all appropriate State and City require-
ments for the handicapped.
Noise levels for the interior of residential units shall comply
with minimum State (Title 25) and local standards as Indicated
in the Noise Element of the Campbell General Plan.

M. Within 30 days of Planning Commission approval, applicant must:
1. Demolish building and clear the site, or
2. Abate the weeds on the site.
STAI'lDARD FIRE HAZARD ABATEf.1ENT COt1~"ENT: The applicant is hereby notified
that the property is to be maintained free of any combustible trash, debris
anc weeds, until the time that actual construction commences. All existing
structures shall be kept secured by having windows boarded up and doors
sealed shut, or be demolished or removed from property. Sect. 11.201 &
11.414, 1979 Edition of Uniform Fire Code.
The applicant is notified that he/she shall comply with all applicable
Codes or Ordinances of the City of Campbell which pertain to this
development and are not herein specified.
