RESOLUTION NO. 3748
BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF CAMPBELL RECOMMENDING APPROVAL OF A CITY
INITIATED AMENDMENT TO THE CAMPBELL GENERAL PLAN
LAND USE MAP WITH A GENERAL PLAN AMENDMENT (PLN2006-
105) TO LOW DENSITY RESIDENTIAL FOR ONE 1.16-ACRE
UNINCORPORATED PARCEL LOCATED AT 1510 MORE AVENUE.
After notification and public hearing, as specified by law and after presentation by the
Community Development Director, proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning Commission did find as
follows with respect to application PLN2006-105:
1. The subject property is located at 1510 More Avenue in an unincorporated pocket
of land within the City of Campbell sphere of influence.
2. The excising land use of the property consists of one single-family home with a
detached garage and several accessory structures and a small orchard. A PG&
easement and high voltage transmission tower is located to the north side of the
property adjacent to Highway 85.
3. The proposed General Plan Land Use Map designation of Low Density Residential
is consistent with the existing land use and is compatible with adjacent land uses.
4. The proposed General Plan Land Use Map amendment is necessary to proceed
with annexation. Even if the City determines not to annex, the unincorporated urban
pockets should have a General Plan designation.
Based upon the foregoing findings of fact, the Planning Commission further finds and
concludes that:
1. The proposed General Plan Designation will not be detrimental to the public interest,
health, safety, convenience, or general welfare of the City.
2. The proposed amendment is internally consistent with the goals, policies, and
actions of the general plan.
3. No substantial evidence has been presented from which a reasonable argument
could be made that shows that the project, as currently presented and subject to the
required conditions of approval, will have a significant adverse impact on the
environment

THEREFORE, BE IT RESOLVED that the Planning Commission recommends approval
of a City-initiated amendment to the Campbell General Plan Land use Map with a
General Plan Amendment (PLN2006-105) to Low-Density Residential for one 1.16-acre
unincorporated parcel located at 1510 More Avenue.
