REDEVELOPMENT AGENCY RESOLUTION NO. 2001-1
A JOINT RESOLUTION OF THE CITY OF CAMPBELL REDEVELOPMENT
AGENCY BOARD AND THE CITY OF CAMPBELL CITY COUNCIL
AUTHORIZING EXECUTION OF A DISPOSITION AND DEVLEOPMENT
AGREEMENT WITH SILICON VALLEY HABITAT FOR HUMANITY FOR
THE CONVEYANCE OF A 23,246 SQUARE FOOT PARCEL AND THE
CONSTRUCTION OF FOUR AFFORDABLE SINGLE F AMIL Y HOUSES AT
THE NORTHEAST CORNER OF VICTOR AVENUE AND CAMBPELL A VENUE
APN: 307-54-056 & ARB: 306-61-054 & 055
WHEREAS, the City of Campbell Redevelopment Agency (the "Agency"), is
responsible for development of affordable housing units within the Redevelopment Project Area
as well as outside the Project Area when opportunities are available and Agency affordable
housing goals can be achieved; and
WHEREAS, the City of Campbell (the "City") owns the vacant property at the northeast
corner of Victor Avenue and Campbell Avenue (APN: 307-54-056 & APN: 306-61-054 & 055)
(the "Property"); and
WHEREAS, the City and the Agency desires to cause the development of the Property
with four (4) single family homes affordable to low or very-low income households (the
"Project"; and
WHEREAS, pursuant to Health and Safety Code Section 33433, the Agency is entering
into a Disposition and Development Agreement (the "DDA") with the Silicon Valley Habitat for
Humanity (the "Developer") substantially in the form on file with the City Clerk, under which
the Developer agrees to develop the Property in compliance with the terms and conditions as set
forth; and
WHEREAS, the City desires to sell the property to the Agency for the fair market value
price of $1 ,050,000 and the Agency will convey the property to the Developer for $400,000 and
agrees to waive park impact fees for development of four single family dwellings that will be
affordable to very low income households consistent with the terms and conditions of the DDA;
and
WHEREAS, the Project is consistent with the City's General Plan and the goals and
objectives of the Agency's Housing Production; and
WHEREAS, the Project as defined is Categorically Exempt under the California
Environmental Quality Act (CEQA) in that it is an in-fill project in an urbanized area proposed
in compliance with the General Plan.
NOW, THEREFORE, BE IT RESOLVED, that jointly the City of Campbell
Redevelopment Agency Board and the City of Campbell City Council approves the DDA and all
ancillary documents; authorizes the Executive Director to execute the DDA and ancillary
documents in substantially the form on file with the City Clerk.
