Parkillg Restrictions, Winchester Boulevard and Alice Avenue

The staff has reviewed the potential intersection sight
restrictions which could occur if unrestricted curbside
parking were allowed at the above intersection subsequent to
the development allowed by U.P. 76-4.
The sight restrictions .eg~u~ld be avoided by prohibiting
curbside parking, on both the"Alice AVenue Frontage and to a
point approximately 40 feet south of the curb return on
winchester Boulevard. The applicant indicates that he would
have no objection to this parking prohibition.
The alleyway adjacent to the development is not a public
thoroughfare; and, therefore, a "no parking" sign installa-
tion by the City would not be appropriate in the staff's
opinion.

RESOLUTION NO. 1506
PLANNING COMMISSION
CITY OF CAMPBELL, CALIFORNIA
After notification and public hearing as specified by law on the
application of Ray H. Collishaw for a use permit and approval of plans
to convert a residence into a professional office building on property
known as 10 Alice Avenue in a P-O Zoning District, as per application
filed in the office of the Plann,ing Department on March 5, 1~76, and
after presentation by the Planning Director, proponents, and opponents,
the hearing was closed.
After due consideration of all evidence presented, the Commission
did find as follows:
That the establishment, maintenance, and operation of the
proposed use will not be detrimental to the health, safety,
peace, morals, comfort, or general welfare of persons
residing or working in the neighborhood of such use, or
be detrimental or injurious to the property and improvements
in the neighborhood or the general welfare of the City.
Based on the above findings, the Planning Commission do~s hereby
grant the requested use permit subject to the following conditions:
A. Property to be fenced and landscaped as indicated and as added
in "red" on plans.
B. Landscaping shall be maintained in accordance with the approved
landscape plan.
Faithful performance bond in the amount of $3,000 to be posted
to insure landscaping, fencing and striping of parking area
within three (3) months of completion of construction, or
applicant may file written agreement to complete landscaping,
fencing and striping of parking area prior to final building
department clearance.
D. All mechanical equipment located ~n roofs shall be screened as
approved by the Planning Director.
All parking and driveway areas to be developed in compliance
with Section 21.50 of the Campbell Municipal Cocie. All parking
spaces to be provided with appropriate concrete curbs or bumper
guards.
F. Underground utilities to be provided as required by Section
20.16.070 of the Cam. pbell Municipal Code.
Plans submitted to the bt~ldino department for plan check
si~all indicate clearly the location of all connections for
underground utilities including water, sewer, electric,
telephone and television cables, etc.

Sign application to be submitted in accordance with provisions
of the sign ordinance for all signs. No sign to be installed
until application is approved and permit issued by the building
department.
Ordinance No. 782 of the Campbell Municipal Code stipulates
that any contract for the collection and disposal of refuse,
garbage, wet garbage and rubbish produced within the limits of
the City of Campbell shall be made with Green Valley Disposal
Company. This requirement applies to all single family dwellings,
multiple apartment units, to all commercial, business, industrial,
manufacturing, and construction establishments.
Trash container(s) of a size and quantity necessary to serve the
development shall be located in area(s) approved by the Fire De-
partment. Unless otherwise noted, enclosure(s) shall consist of
a concrete floor surrounded by a solid wall or fence and have
self-closing doors of a size specified by the Fire Department.
Ali enclosures to be constructed at grade level.
K. Applicant shall meet all State requirements for the handicapped.
BUILDING DEPARTMENT
L. Windows shall have wire glass on east side.
M. Change in occupancy from Single Family (I) to Offices (F-2) shall
require compliance with Section 502 Uniform Buildin§ Code.
PUBLIC WORKS DEPARTMENT
N. Applicant to obtain excavation permit for driveway modification.
O. Applicant to obtain permit for electrolier relocation.
P. Applicant to provide street trees of a type and size as approved
by the City Engineer.'
FIRE DEPARTMENT
Q. Provide "2ABC" fire extinguishers in reception area.
Tt~e applicant is notified that he shall comply with all applicable Codes
or Ordinances of the City of Campbell which pertain to th~s development
and are not herein specified.
