Please find the enclosed 6 copies of the site plan for the proposed Chevron project at the comer
of S. Bascom and Hamilton. The drawing is on a 1" = 20' -0" scale.
The scope of the project is as follows: reuse existing underground storage tanks (4) in their
current position; demolish existing under-canopy pay point building and replace with an
additional gasoline dispenser (for a new total of 6 dispensers); the existing canopy and dispensers
will remain in their current configuration; construct a new remote pay point building with
approximately 300 sq. ft. of sales area and a total area of approximately 1300 sq. ft.; and install
additional monument identification signage.
Some of the concerns that I have pertain to required setbacks from property lines and being able
to comply with the City of Campbell Streetscape requirements on such a small, limited site. Our
initial concerns, as on any of our service station sites, involve customer ability to safely circulate
around the site, a safe path for our tanker truck deliveries, easy and safe access onto and off of
the property, and clearances between our dispensers and other obstacles (i.e. curbing, building,
etc.).

SUBJECT:
Preliminary application comments based upon a rough sketch submitted by the applicant:
1. Dedicate street right-of-way for Bascom and Hamilton Avenues to 17 feet north from the
existing face of curb of Hamilton Avenue, to 17 feet west from the existing face of curb of
Bascom Avenue, including to a 17 feet radial distance northwesterly from the existing face of
curb at the return area.
2. Remove existing sidewalk and the two existing driveways closest to the return area.
3. Construct standard sidewalks and streetscape peer Streetscape Standards for Bascom and
Hamilton Avenues.

4, Relocate the two remaining driveways, including drainage facilities, to reflect the loss of one:
driveway. The driveway on Hamilton should be 40 feet wide. The driveway on Bascom should
be at least 30 feet wide. Although a wider driveway would be desirable, it would not be
desirable to have a potential conflict between traffic going to the outbound lane and vehicles
parked at the closest pump area (worst case would be a northbound vehicle at the northernmost
hose with the gas tank in the rear of the vehicle). The driveway radii should be increased to
compensate for the inability to widen the driveway to 40 feet.
5. Remove and replace existing street lighting system, including foundations, complete standards,
mast arms, luminaires, pull boxes, conduits, conductors, and appurtenances. Relocate sign
panels on new standards.

6. Remove and reconstruct curb ramp.
7. Relocate sanitary sewer cleanouts and water meters to behind back of new sidewalks or
driveways.
