Bascom Avenue Dear Darryl: Thank you for taking time yesterday to discuss with me, expansion plans for subject location. I am taking your advice and asking for an informal plan review using the following summary and the enclosed preliminary plans as the basis for this review. The Sherwin Williams Company is currently operating a retail store on a leased parcel with 158 frontage feet on Bascom Avenue and 180 feet of depth or 28,440 square feet of land area. The single story building situated on the southerly side of the parcel encloses 7,838 square feet. Products displayed and sold at this location include paint, wall c9verings, floor coverings, window treatments and accessories related to each of these product lines. The sales floor which is open to the public and is used for product display, as well as limited product storage is 3,115 square feet. Office and restrooms take up approximately 420 square feet. The balance of the enclosed space (4,302 square feet) is for product storage, customer order preparation, pick-up and receiving or more commonly called Product Staging. Store manager, Nick Lanza, has developed substantial retail carpet sales at this location and growth of this portion of his retail business is being hampered by carpet inventory limitations. The Sherwin Williams Company does not market their floor covering products with conventional open warehouse displays; however, having space for a readily available and accessible carpet inventory is essential for continued sales growth. The enclosed plan illustrates the size and location of the additional building that will be needed to support projected carpet sales at this Sherwin Williams facility. The expansion area will be designed to meet existing building lines and to match existing building materials and finishes. The nature and size of the proposed expanded space should exempt this project from the Bascom Avenue Street Improvement overlay requirements. Attempts will be made to meet all other reasonable off street parking and landscape upgrade requirements.
