"S" 68-~ ~,l0i~Plication of Joseph Giannini for approval of a
Sherwin-Williams paint store on property located at
1825 South Bascom Avenue. (See Map #1 a'ctached).
This building will be located on the front 105 feet of the 3
plus acre parcel of property north of and adjacent to the Aloha
Apartments located on the west side of South Bascom Avenue opposite
Ridgeley Drive. The property is zonee C-2-S.
The ploposcd building contains 6000 square feet and the
developer has provided 24 parking spaces based on the use of the
building as follows:
(a) 3600 square feet of area to be used for paint storage
at ~.~atio of 1/500 square feet = 8 spaces.
(b) 2400 square feet of area to be used as sales area at a
ratio of 1/150 square feet = 16 spaces.
Staff is of the opinion that the parking is adequate for the
proposed use of the building.
Staff recommends approval subject to the following conditions:
1. Property to be landscaped as indicat~d on plans. Adequate
watering system to all landscaped areas to be provided.
2. Landscape plan indicating type of plant materials and
location of hose bibs to be submitted. for approval of
the Planning Director at time of application for building
permit.
3. Faithful Performance Bond in the amount of $1,000 to be
posted to insure landscaping and striping of parking lot
within three (3) months of completion of construction, or
applicant may file written agreement to complete land-
scaping and striping of parking lot prior to final building
department clearance.
4. An enclosure consisting of a concrete floor surrounded
by a 6 foot high solid wall or fence shall be constructed
to house trash container in a location approved by the
Planning Director and Fire Department. Said enclosure
to be a minimum size of 8' x l~' with a 6' gate.
S. After completion of construction the entire property, fr~m
Bascom Avenue to rear property line, is to be leveled
and cleared of all debris.
The applicant is notified. that as part of this application, he is
required to meet the following conditions ir- accordance with ordi-
nances of the City of Campbell.
6. Sign applications to be submitted in accordance with the
provisions of the sign ordinance for all signs. No sign
to be installed until application is approved by Staff
and building permit issued oy the Building Department.
7. All construction shall conform to Fire Zone H2 regulations.
8. All parking and driveway areas to be constr.ucted in
accordance with Section 9319 of the Campbell Municipal Code.
9. Parcel map to be submitted for approval and subsequently
recorded. In preparing the map adequate provision must
be made to acquire access to futur0 development to the
west. Necessary easements shall be provided, exceptions
to subdivision regulations shall be applied for where
required, and all easements and other documents shall be
prepared in a manner satisfactory to the City Attorney.
10. Underground Utilities to be provided as required by
Section 9110.6 of the Campbell Municipal Code.
11. Plans submitted to the building department for plan check
shall indjcate clearly the location of the electric
connections for all underground utilities including
water, sewer, electric, telephone, television cable, etc.
12. Storm Drainage Fee in the amount of $294.00 to be paid.
13. Owner to sign agreement for construction of street
improvements.
14. Owner to execute petition for Local Improvement District.
The applicant is notified that he shall comply with all other appli-
cable Codes or Ordinances of the City of Campbell which pertain to

foot strip which is to be excluded from the lease agreement
between the Gianninis and the Sherwin-Williams Paint Company.
Our understanding is that this parcel will be excluded
from the lease agreement provided, however, the lessee shall
have access to said property for ingress and egress to the
leased property and shall have the right to construct and/or
install public utility facilities thereon such as sanitary
sewers, storm sewers, electrical, gas, water, and telephone
conduits and appurtenances therefor.
