Applicant: Bruce Johnson DISCUSSION: It is understood the Planning Division has determined that the applicant's proposal will require implementation of the Streetscape Standards. Ridgeley Drive has a rolled curb and gutter. The 6 foot high wood fence on the east property line extends to the curb line. Right-of-Way for Public Street PuIlJOses: Prior to issuance of any grading, drainage, or building permits for the site, the applicant shall grant 7 feet additional Right-of-Way for Public Street Purposes along the Bascom Avenue frontage to create 17 feet of right-of-way from the curb face to back of walk to accommodate Streetscape Standards. Applicant shall cause to be prepared all documents necessary to record dedication and submit to the City for review. Street Improvements: Prior to issuance of any grading, drainage or building permits for the site, the applicant shall cause plans for public Street Improvements to be prepared by a registered civil engineer, pay fees, execute a street improvement agreement, post security and provide insurance necessary to obtain an encroachment permit for construction of the improvements, as required by the City Engineer. The plans shall include the following: BASCOM AVENUE - . Installation of City Standard boulevard walk along the Bascom Avenue frontage in accordance with Streetscape Standards including 7 foot concrete sidewalk, street trees, turf, and irrigation. . Removal of existing concrete sidewalk, on Bascom Avenue. . Protection and/or replacement of any existing underground utilities, signal interconnect conduits, street lighting conduits, and PG&E, PacBell, TCI facilities on Bascom Avenue. . Installation of handicap ramps on Bascom A venue. RIDGELEY DRIVE - . Removal and disposal of existing street lights from wood pole on Ridgeley Drive. . Installation of one new City standard street light, conduit, pull boxes and related improvements on Ridgeley Drive. . Installation of tree wells with street trees at 40' on center on Ridgeley Drive. . Installation of new 10 foot commercial sidewalk or repair existing sidewalk on Ridgeley Drive as determined by the City Engineer. . Installation of new 10 foot sidewalk on Ridgeley Drive east of the driveway. . Removal of existing wood fence in right-of-way on Ridgeley Drive and construction of sidewalk to conform to the existing sidewalk. . Removal of existing rolled curb on Ridgeley Drive and installed of standard 6 inch curb and gutter, pavement, and conforms. . Installation of new commercial driveway on Ridgeley Drive. BASCOM AVENUE AND/OR RIDGELEY DRIVE - . All conforms necessary to join existing improvements. . Relocation of existing and new water meters and sanitary sewer c1eanouts to the back of walk. . Installation of traffic control signs and markings as determined by the City Engineer. . Removal and replacement of damaged utility boxes. On-Site Parking: No on-site parking stalls within 25 feet of driveway entrance. Utilities: All new on-site Utilities shall be installed underground per Section 20.36.150 of the Campbell Municipal Code for any new or remodeled buildings or additions. Applicant shall comply with all plan submittals, permitting, and fee requirements of the serving utility company. Maintenance Security: Prior to issuance of occupancy approval for the site, all public street improvements required by the encroachment permit must be completed and accepted by the City and the applicant must provide a one-year Maintenance Security in an amount of 25 % of the Faithful Performance Bond. Storm Water Management: Comply with California Storm Water Best Management Practices Handbook, prepared by Storm Water Quality Task Force, Santa Clara Valley Water District. Apparently the owner intends to change the use of a portion of the building from office to retail. The rolled curb on Ridgeley Drive is broken in numerous places and the sidewalk is damaged.
