Tower Records is across McBain Avenue to the south. 1. Preliminary Title Report: Prior to issuance of any grading, drainage, or building permits for the site, the applicant shall provide a current Preliminary Title Report. 2. Right-of-Way for Public Street PUl:poses: Prior to issuance of any grading, drainage, or building permits for the site, the applicant shall grant additional Right-of-Way for Public Street Purposes (Streetscape Standards) along the Bascom Avenue frontage to accommodate a total of 17' of right-of-way from the curb face to new property line. Applicant shall cause to be prepared all documents necessary to record dedication and submit to the City for review. 3. Street Improvements: Prior to issuance of any grading, drainage or building permits for the site, the applicant shall cause plans for public Street Improvements to be prepared by a registered civil engineer, pay fees, execute a street improvement agreement, post security and provide insurance necessary to obtain an encroachment permit for construction of the improvements, as required by the City Engineer. The plans shall include the following: BASCOM AVENUE . Remove existing 10' commercial sidewalk. . Installation of 7' detached sidewalk with curb ramp. . Installation of standard commercial driveway. . Installation of standard street light, pull box, and protection of existing street light system. . Installation of standard street trees, ground cover and irrigation system in accordance with Streetscape Standards. MCBAIN AVENUE · Removal of existing rolled curb and construction of new Type A2 curb and gutter. . Installation of a 10' standard commercial sidewalk with curb ramp. . Installation of standard commercial driveway. . Removal of existing pavement to centerline. · Construct new pavement section to centerline plus conforms as required. · Removal of existing wood pole mounted luminaire and installation of standard street light and pull box. · Installation of tree wells, street trees, and irrigation at 40' O.c. . Installation of traffic control signs and pavement markings as determined by the City Engineer. . Remove/relocate and install all water meters and sewer cleanouts on private property behind the new public right-of-way line. 4. Traffic Island on McBain Avenue: Applicant shall provide detailed information showing V\6&V the proposed driveway approach will function satisfactorily with the existing off-site traffic island as determined by the City Engineer. 5. Utilities: All new on-site Utilities shall be installed underground per Section 20.36.150 of the Campbell Municipal Code for any new or remodeled buildings or additions. Applicant shall comply with all plan submittals, permitting, and fee requirements of the serving utility company. 6. Utility Coordination Plan: Prior to issuance of building permits, a applicant shall submit a Utility Coordination Plan and Schedule for approval by the City Engineer for installation of all utilities. The Plan shall minimize the damage to all public facilities. No open cuts shall be allowed on Bascom Avenue or McBain Avenue. 7. Maintenance Security: Prior to issuance of occupancy approval for the site, all public street improvements required by the encroachment permit must be completed and accepted by the City and the applicant must provide a one-year Maintenance Security in an amount of 25 % of the Faithful Performance Bond. 8. Grading and Drainage Plan: Prior to issuance of any grading, drainage or building permits for the site, the applicant shall conduct hydrology studies based on a 10 year storm frequency, prepare an engineered Grading and Drainage Plan, and pay fees required to obtain necessary grading permits. The plans shall comply with the 1994 edition of the UBC including Chapters 18, 33, and Appendix Chapter 33. Page 2 of 3 1880 South Bascom Avenue February 17,1998 9. Storm Drain Area Fee: Prior to issuance of any grading, drainage, or building permits for the site, the applicant shall pay the required Storm Drain Area fee. The current fee is $2,500 per acre. 10. Storm Water Management: Comply with California Storm Water Best Management Practices Handbook, prepared by Storm Water Quality Task Force, Santa Clara Valley Water District.
