all work done should any failures occur within one (1) year of this

Bob Cox of Trilex Properties, Inc.. advises us that the lending agency for
the referenced tract is troubled by an item in a recent title report that
shows as an encumbrance against this property. It is an agreement to in-
stall street improvements,executed by DeVore, Herg, Hoyer and Prouty.
recorded August 6, 1981, in Book G260 of Maps at pages 320 et seq.
We required this agreement as a condition of approval of a parcel map. The
street improvements contemplated in the agreement are those to be installed
in White Oaks Road. The obligation to install those improvements passes
with the title only to those lots that were created to have access on
White Oaks Road. These are designated as parcels A and B on the parcel map
filed in Book 487 of Maps at pages 41 and 42. Parcel C of that map is not
expec ted to pa rt i c i pa te in the cos t to improve Wh i te Oaks Road. It is pa r-

The grading and drainage plan submitted for the referenced
tract shows a portion of the storm line going across the
neighbor's property. This will require your client to ob-
tain an easement from the neighbor.
Since the easement will be between private parties rather
than the city, we will not be involved in preparing the
legal description or the deed. We will want to be fur-
nished a copy of the recorded deed before releasing the
excavation permit.

he following conditions of approval are recommended concerning the subject tentative
subdivision map submitted by Vicra Corporation
Installation of a sanitary sewerage system to serve all lots within the sub-
division in conformance with the proposed plans of the County of Santa Clara
Sanitation District No.4. Sanitary sewerage service to be provided by said
District No.4.

Installation of a water distribution system to serve all lots within the sub-
division in conformance with the plans of the San Jose Water Works.
Water service to be provided by said water company. Fire hydrants and appurte-
nances shall be provided and installed at the locations specified by the
Fire Chief, Fire Department, City of Campbell. Fire hydrant maintenance
fees shall be paid to City at the rate of $195 per fire hydrant.

Subdivider shall create or provide any public service easement and any other
public utility and/or public service easements as may be necessary for the
installation of any and all public utilities and/or facilities.
Compliance with the provisions of Title 20, Subdivisions of the Campbell
Municipal Code.
Subdivider to pay Storm Drainage Area Fee.
Subdivider to furnish copy of Preliminary Title Report.

We have reviewed the tentative map and are forwarding our
comments to Mr. Hill. The sanitary sewer will have to be
a public one with the necessary grant of easement to this
District.
The fees due this District are as follows:
Frontage fees, existing sanitary sewers in Bascom and
Whiteoaks: (Credit has been allowed for the fees paid
under Permit No. 37370.) $6,912.48
Acreage fee: 293.00
Plan check fee, inspection deposit, and surety
bond will be determined upon receipt of improvement plans.
At the time a connection permit is issued for each residence,
approximately $180 will be due.

No sewers are available, therefore, in order to determine the amount
of drainfield required for a septic tank system, percolation tests
will be necessary.
Individual sewage disposal requirements have been determined for
this site. A septic tank permit will be issued for construction
of a system which must then be built in conformance with Bulletin "A"
