PC Res 3534RESOLUTION NO. 3534 BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL DENYING A MODIFICATION (PLN2003-145) TO A PREVIOUSLY APPROVED SITE AND ARCHITECTURAL REVIEW PERMIT TO CHANGE THE APPROVED ROOF DESIGN ON PROPERTY OWNED BY ROY AND ADRIENNE DIVITTORIO LOCATED AT 1512 WALNUT AVENUE IN AN R-l-10 (SINGLE FAMILY RESIDENTIAL) ZONING DISTRICT. FILE NO. PLN2003- 145. After notification and public hearing, as specified by law, and after presentation by the Community Development Director, proponents and opponents, the hearing was closed. After due consideration of all evidence presented, the Planning Commission did find as follows with respect to application PLN2003-145: The proposed project is not consistent with the General Plan in that the proposed changes do not maintain and support the existing character and development pattern of the surrounding neighborhood and is inconsistent with the San Tomas Area Neighborhood Plan. The proposed changes to the approved project are not consistent with the San Tomas Area Neighborhood Plan in that the perceived scale and mass of the proposed residence is proposed to be increased and is not compatible with the adjacent homes and the surrounding neighborhood. 3. The proposed project is surrounded by houses that are of a different scale and architectural style. 4. The completed project would consist of a 5,305.6 square foot residence with a building coverage of 31% and a floor area ratio of 0.39. Based on the foregoing findings of fact, the Planning Commission further finds and concludes that: 1. The proposed project is not consistent with the General Plan. 2. The proposed project is not consistent with the San Tomas Area Neighborhood Plan. 3. The proposed project will not aid in the harmonious development of the immediate area. 4. The proposed project is not compatible with the adjacent land uses and the surrounding neighborhood.
