PC Res 2390RESOLUTION N0. 2390 PLANNING COMMISSION BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL RECOMMENDING APPROVAL OF A CHANGE TO THE ZONING MAP AS SHOWN IN EXHIBIT A (APPLICATION OF MR. FRED CHAN, ZC 86-04). After notification and public hearing as specified by law on proposed amendments to the Zoning Map of the City of Campbell; and, after presentation by the Planning Director, proponents, and opponents, the Planning Commission did determine that the change as shown in Exhibit A, attached, should be made to the Zoning Map based on the following findings: 1. The proposed project density of 14.8 units per gross acre is consistent with the Medium Density Residential land use designation of the General Plan (14-20 units per gross acre). 2. The proposed project satisfies setback and open space requirements of the R-2-S Zoning District. 3. The proposed parking of 3.25 spaces per unit exceeds the zoning ordinance standard of 2.5 spaces per unit required for two bedroom townhomes. 4. The proposed zone change will not be detrimental to the health, safety, peace, morals, comfort or general welfare of the persons residing or working in the neighborhood of such use, or detrimental or injurious to property and improvements in the neighborhood or the general welfare of the City. The Planning Commission of the City of Campbell recommends that the City Council enact the Ordinance attached hereto as Exhibit A making effective the recommended changes to the Zoning Map.
