PC Res 2385RESOLUTION N0. 2385
PLANNING COMMISSION
BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF CAMPBELL RECOMMENDING APPROVAL OF PLANS,
ELEVATIONS, DEVELOPMENT SCHEDULE, AND CONDITIONS OF
APPROVAL TO ALLOW CONSTRUCTION OF A NEW GARAGE AND
LIVING UNIT ON PROPERTY KNOWN AS 1849 POLLARD RD.
(APPLICATION OF MS. JOYCE KEALOHA, PD 86-04).
Plans, elevations, and development schedule for the construction of a new
garage and living unit while retaining the existing house on property
known as 1849 Pollard Rd. in a PD (Planned Development/Low-Medium Density
Residential) Zoning District have been presented by Ms. Joyce Kealoha
After notification and public hearing as specified by law on said proposed
project, as filed in the Planning Department on March 31, 1986; and, after
presentation by the Planning Director, proponents and opponents, the
hearing was closed.
After due consideration of all evidence presented, the Planning Commission
did find as follows:
1. That the establishment, maintenance, and operation of the
proposed use will not be detrimental to the health, safety,
peace, morals, comfort or general welfare of the persons residing
or working in the neighborhood of such use, or detrimental or
injurious to property and improvements in the neighborhood or the
general welfare of the City.
2. The project will result in a density of 2 units per acre, which
is consistent with the Low-Medium Density Residential General
Plan designation.
3. The project exceeds the number of parking spaces required.
4. The new structure is architecturally compatible with the existing
structure.
5. The majority of the site will remain open space.
Based on the above findings, the Planning Commission did recommend
approval of plans, elevations, development schedule and conditions of
approval as presented, and further recommends that the City Council enact
the Ordinance attached hereto as Exhibit A adopting said plans,
elevations, development schedule and conditions of approval for that
portion of the above-referenced Planned Development Zone.
