PLANNING COMMISSION
CITY OF CAMPBELL, CALIFORNIA
After notification and public hearing as specified by law on the
application of Mr. Louis Kovacs for a use permit to allow the operation of
an indoor soccer facility in a previously approved industrial building on
property known as 842-854 Camden Ave. in an M-1-S (Light Industrial)
Zoning District, as per application filed in the Planning Department on
April 30, 1986, and after presentation by the Planning Director,
proponents, and opponents, the hearing was closed. (UP 86-05).
After due consideration of all evidence presented, the Commission did find
as follows:
1. That the establishment, maintenance, and operation of the
proposed use will not be detrimental to the health, safety,
peace, morals, comfort, or general welfare of persons residing or
working in the neighborhood of such use, or be detrimental or
injurious to the property and improvements in the neighborhood or
the general welfare of the City.
2. The 25 parking spaces provided should be adequate to meet the
parking demand.
3. The peak hours for the soccer facility will be .evenings and
weekends when a majority of other businesses in the area are
closed. --
4. The exterior appearance of the building will remain unchanged.
5. No alcoholic beverages will be allowed at the facility.
6. A 6 month review by the Planning Commission is required to assess
the facility.
7. The use will not create loud noises or other offensive
conditions.
8. The consumption of alcohol at the facility could lead to
rowdiness and other problems.
Based on the above findings, the Planning Commission does hereby grant the
requested use permit, subject to the following conditions:
1. Obtain all necessary permits from the Building Department.
2. Provide two exits from the facility. Exits shall be located at
opposite ends of the facility.
3. Exit doors shall swing outward in direction of exit travel and be
equipped with panic hardware.

4. Obtain public assembly permit from Fire Department.
5. Alcoholic beverages shall not be consumed in the facility or in
the parking area of the building.
6. Use to be reviewed 6 months from date of occupancy of facility.
7. Use permit shall be void one year from date of Planning
Commission approval unless use has been established in the
building and a business license obtained.
8. Applicant to obtain a sign permit prior to erecting any signs.
The applicant is notified as part, of this application that he is required
to comply with all applicable codes and/or ordinances of the City of
Campbell and the State of California which pertain to this development and
are not herein specified.
