BEING. A RESOLUTION OF THE PLANIr'ItiG COIYQ~SISSION OF THE
CITY OF CAMPBELL RECO:L"fENDING DENIAL WITHOUT PREJUDICE
OF PLANS, ELEVATIONS, DEVELOPMENT SCHEDULE, AND CONDITIONS
ON PROPERTY KNOWN AS 75 DILLOtJ AVE. IN A PD (PLANNED DEVELOPMENT/
INDUSTRIAL) ZONING DISTRICT (APPLICATION OF MR. JIM MORELAN,
ON BEiiALI' OF rIIt. JOVAN JOVANOVIC, PD 85-11).
After notification and public hearing as specified by law on the application of
Mr. Jim Morelan, on behalf of Pir. Jovan Jovanovic, for a Planned Development
Permit, plans, elevations, and development schedule for the construction of a
building addition and a new office/auto-related building located on property
known as 75 Dillon Avenue and 48 Railway Avenue, as per the application filed
in the Planning Department on November 14, 1986; and, after presentation by the
Planning Director, proponents, and opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning Commission did
find as follows
1. That the proposed expansion of an auto. repair use is not a desirable
use adjacent to the downtown area.
2. The expansion of auto repair uses in this neighborhood impairs the
orderly and harmonious development of this neighborhood and the
expansion of such a use impairs investment in this neighborhood.
3. The proposed circulation pattern does not provide a desirable means of
access to Railway Ave.
4. The provided parking is considered insufficient for the proposed auto
repair use.
5. The percentage of the site dedicated to landscaping is considered
insufficient.
6. That the applicant failed to submit. revised plans in a timely
The Planning Commission of the City of Campbell recommends that the City
Council
1. Accept the Negative Declaration which has been prepared for this
project; and
2. That the City Council deny this application without prejudice in order
that it may be removed from the agenda.
