PLANPtING COMMISSION
CITY OF CAMPBELL, CALIFORNIA
After notification and public hearing as specified by law on the
application of Mr. James Rueter for muse permit to allow the conversion
of 1500 sq.ft. of storage space to off ice use; and approval of plans for
exterior modifications to an existing office building on property known as
155 E. Campbell Ave. in a PD (Planned Development/Commercial) Zoning
District, as per application filed in the Planning Department on February
18, 1986, and after presentation by the Planning Director, proponents, and
opponents, the hearing was closed. (UP 86-OZ).
After due consideration of all evidence presented, the Commission did find
as follows:
1. That the establishment, maintenance, and operation of the
proposed use will not be detrimental to the health, safety,
peace, morals, comfort, or general welfare of persons residing or
working in the neighborhood of such use, or be detrimental or
injurious to the property and improvements in the neighborhood or
the general welfare of the City.
2. The applicant has agreed to enter into an agreement with the City
which would require him to revert the 1500 sq.ft. back to storage
space should parking be determined to be insufficient.
3. Staff has visited the site on several occasions and observed 7-15
empty parking spaces.
4. In 1982 the City Council restricted the use of the building to
5000 sq.ft. of net rentable office area, 1500 sq.ft. of net
rentable storage area, and 3842 sq.ft. of non-assignable area
(lobby, hallway, restrooms, etc.).
5. The exterior changes will enhance the appearance of the building
and help strengthen property values.
6. The low intensity of the building will reduce the need for
additional parking.
Based on the above findings, the Planning Commission does hereby grant the
requested use permit, subject to the following conditions:
1. Applicant to obtain any necessary permits from the Building
Department.
2. Podifications to be completed within one year of date of approval
or approval shall be void.

3. Applicant to enter into an agreement with the City of Campbell,
satisfactory to the City Attorney, agreeing to convert the 1500 -
sq. ft. of office space back to storage use should it be
determined by the City that a parking problem exists.
The applicant is notified as part of this application that he is required
to comply with all applicable codes and/or ordinances of the City of
Campbell and the State of California which pertain to this development and
are not herein specified.
