After notification and public hearing as specified by law on proposed amendments to the Land Use Element of the General Plan, from Low Density Residential (less than 6 units per gross acre) to Lots-medium Density Residential (6-13 units per gross acre) for properties known as 1142, 1154, 1182 & 1186 Smith Avenue and 944, 946, 948, 950, 952, 954, 956, 958, & 964 S. San Tomas Aquino Rd.; and, after presentation by the Planning Director, proponents and opponents, the hearing was closed. After due consideration of all evidence presented, the Planning Commission does find as follows: 1. That the proposed low-medium density would not be compatible with the existing development. 2. That the proposed changes are not in the best interest of the City of Campbell. 3. That the existing streets in this area are not designed to facilitate additional traffic which would be brought on by development. 4. The proposed increased density is not consistent with the adopted San Tomas Policy which indicates low density residential for this area. The Planning Commission does hereby adopt a resolution recommending that the City Council deny the proposed amendment to the Land Use Element as indicated in the attached Exhibit A.
