PLANNING COMMISSION
BEING A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF CAMPBELL RECOMMENDING APPROVAL OF A
TENTATIVE SUBDIVISION MAP (TS 85-05). LANDS OF V.L. CHALMERS.

After notification and public

hearing was closed.
After due consideration of all evidence presented, the Planning Comrission
did find as follows:
1. That this Tentative Subdivision T~iap is in conformance with the
General Plan.
Based on the above finding, the Planning Commission does hereby recommend
approval of this map to the City Council, subject to the Conditions of
Approval attached hereto as Exhibit A.

CONDITIONS OF APPROVAL: TS 85-05

PLANNING DEPARTMENT CONDITIONS
1. Prior to approval of final map, applicant to submit a plan, for
the approval of the Planning Director, indicating the design of
a 6' masonry or precast concrete wall along the north property
line of the subdivision. Wall to be constructed prior to final
map approval.
2. Prior to final map approval, applicant to submit a plan, for the
approval of the Planning Director, indicating those areas of the
recycling center on which additional oil and screening will be
provided. Oil and screening of areas to be completed prior to
issuance of building permits on any of the newly created lots.
PUBLIC WORKS DEPARTMENT
3. Installation of a sanitary sewerage system to serve all lots within
the subdivision in conformance with the proposed plans of the County
of Santa Clara Sanitation District No. 4. Sanitary sewerage service
to be provided by said District No. 4.
4. Installation of water distribution system to serve all lots within
the subdivision in conformance with the plans of the San Jose Water
Works. Water .service to be provided by said water company. Fire
hydrants and appurtenances shall be provided and installed at the
locations specified by the Fire Chief, Fire Department, City of
Campbell. Fire hydrant maintenance fees shall be paid to City at
the rate of $195 per fire hydrant.
5. Subdivider shall create or provide any public service easement
and any other public utility and/or public service easements as
may be necessary for the installation of any and all public
utilities and/or facilities.
6. Compliance with the provisions of Title 20, Subdivisions of the
Campbell Municipal Code.
7. Subdivider to pay Storm Drainage Area Fee.
8. Subdivider shall install strett improvements and post surety to
guaranty the work.
9. Dedicate additional right-of-way to widen McGlincey Lane to
30' from centerline.
10. Provide a grading & drainage plan for the review and approval of
the City Engineer.

11. Obtain an excavation permit and pay fees and deposit for all work
in the public right-of-way.

12. Pay fee in-lieu of parkland dedication.
13. Provide written consent of PG&E of intended use of the tower
line easement.
