PC Res 2278RESOLUTION N0. 2278 BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL RECOMMENDING APPROVAL OF PLANS, ELE- VATIONS, AND DEVELOPMENT SCHEDULE TO ALLOW CONSTRUCTION OF AN OFFICE BUILDING ON PROPERTY KNOWN AS 116 E. CAMPBELL AVENUE IN A PD (PLANNED DEVELOPMENT/COMMERCIAL) ZONING DISTRICT. (PD 84-01, APPLICATION OF MR. FRANK DEMOSS.) Plans, elevations, and development schedule for the construction of an office building of approximately 5676 sq.ft. to be located on property known as 116 E. Campbell Ave, in a PD (Planned Development/Commercial) Zoning District have been presented for approval of Mr. Frank DeMoss, on behalf of Arista Properties. After notification and public hearing as specified by law on said proposed amendments, as filed in the Office of the Planning Department on May 17, 1984, and after presentation by the Planning Director, pro- ponents and opponents, the hearing was closed. After due consideration of all evidence presented, the Planning Commission did find as follows: That the establishment, maintenance, and operation of the proposed use will not be detrimental to the health, safety, peace, morals, comfort or general welfare of the persons residing or working in the neighborhood of such use, or detrimental or injurious to property and improvements in the neighborhood or the general welfare of the City. Based on the above findings, the Planning Commission did recommend approval of plans, elevations, development schedule and conditions of approval as presented and further recommends that the City Council enact the Ordinance attached hereto as Exhibit A, adopting said plans, elevations, development schedule and conditions of approval for that portion of the above-mentioned Planned Development Zone. This requirement applies to all single-family dwellings, multiple apart- ment units, to all .commercial, business, industrial, manufacturing, and construction establishments. Unless otherwise noted, enclosure(s) shall consfist of a concrete floor surrounded by a solid wall or fence and have self-closing doors of a size specified by the Fire Department. All enclosures to be constructed at grade level, and have a level area ad3acent to the trash enclosure area to service these containers. ~ Applicant shall comply with all appropriate State and City re- quirements for the handicapped.
