PLANNING COMMISSION
After notification and public hearing as specified by law on pro-
posed amendments to the text of Title 21, Chapter 21.57, of the Campbell
Municipal Code, and after presentation by the Planning Director, propo-
nents and opponents, the hearing was closed.
After due consideration of all evidence presented and based upon the
following findings, the Commission did determine that there was a signi-
ficant need to amend Title 21, Chapter 21.57--Provision for Special Uses--
to include Satellite Dish Antennas:
1. That the proposed amendment will establish regulations regarding
the installation of satellite dish antennas.
2. That the proposed amendment will provide for review by the Planning
Commission of those proposed installations which do not conform
to the regulations.
3. That the proposed amendment will not be detrimental to the health,
safety, peace, morals, comfort, or general welfare of persons
residing or working in the neighborhood of such proposed use, or
be detrimental or injurious to property and improvements in the
neighborhood or to the general welfare of the City.
The Planning Commission does hereby recommend that the City Council
adopt the ordinance attached hereto as Exhibit "A" enacting the necessary
legislation to make the proposed text amendment effective.

BEING AN ORDINANCE OF THE CITY OF CAMPBELL
AMENDING TITLE 21, CHAP'T'ER 21.57, OF THE
CAMPBELL MfJNICIPAL CODE (TA 84-04).
The City Council of the City of Campbell does ordain as follows:
SECTION ONE: That Chapter 21.57 of .the Campbell Manicipal Code
be amended as set forth in Exhibit A attached hereto.
SECTION TVVO: This ordinance shall become effective 30 days fo1-
lowing its passage and adoption and shall be published once within
15 days upon passage and adoption in the Campbell Press, a newspaper
of general circulation in the City of Campbell, County of Santa Clara.

21.57,030 Satellite Dish Antennas.. All satellite dish antennas larger

A. Residential zonin districts. Dish antennas to be erected
in any resi ti zoning strict shall conform to the
following regulations:
1. Shall not be visible from a public or private street,
unless adequately screened by landscapi,g and/or
materials that harrronize with the elements and charac-
teristics of the property.
2. Shall not be located in any front yard or any yard ~
adjacent to a public or private street.
: 3. The maximnn height shall be 14 feet.
4. Shall be setback from the property line a distance equal
to the height of the antenna.
5. Shall not be located in parking or driveway areas.
B. All non-residential zonin districts. Dish antennas to be
erecte in any non-rest entia zoning district shall conform
to the following regulations:
1. Shall not be located in parking or driveway areas.
2. Shall not be located in any front yard, yard adjacent to
any public or private street, or in any required setback.
3. Shall not be visible from any public or private street
unless adequately screened by landscaping and/or materials
that harmonize with the elements and characteristics of the
property.
4. Shall not be higher than the maximum height allowed by
the district.
C. Application for approval. Prior to installing any dish antenna
regu ate y~tTiis apter, a site plan and elevations shall be
submitted for approval of the Planning Director. The Director
sha1T review the proposed placement for compliance with this
section and approve, disapprove or modify the proposed placement.
If approved by the Planning Director, a building permit application
shall be submitted as required and a building permit obtained
prior to installation.

D. An applicant may apply to the Planning Commission for
a Conditional Use Permit, as specified in Section
21.64.020, should the proposed satellite dish antenna
not meet the guidelines stated in Section 21.57.030

E. Any decision of the Planning Commission may be appealed
to the City Cotmcil within 10 days from the date of
decision.
