PLANNING COMMISSION
After notification and public hearing as specified by law on the
application of George and Dolores Faye for a use permit and approval
of plans and elevations to allow the construction of a secondary living
unit, 2 car garage,. and carport on the rear of the property known as
1102 Audrey Avenue. in an R1-10 (Single Family Residential, 10.,000 sa. ft.
minimum lot size) Zoning District, as per application filed in the Office
of the Planning Department on Mlay 31, 1984, and after presentation by
the Planning Director, proponents and opponents, the hearing was closed
(UP 84-U7).
After due consideration of all evidence presented, the Commission
did find as follows:
That the establishment, maintenance, and operation of the
proposed use will not be detrimental to the health, safety,
peace, morals, comfort, or general welfare of persons
residing or working. in the neighborhood of such use, or
be detrimental or injurious to the property and improve-
ments in the neighborhood or the general welfare of the
City.
Based on the above findings, the Planning Commission does hereby grant
the reduested use permit, subject to the conditions attached hereto as
Exhibit A.
The applicant is notified as part of this application that he/she
is rec{uired to comply with all applicable Codes and/or Ordinances of the
City of Campbell and the State of California which pertain to this
development and are not herein specified.

PLANNING DEPT.
1. Prior to occupancy, the applicant to provide evidence satisfactory to
the City Attorney that a deed restriction has been recorded allowing
no more than one dwelling unit on the parcel to be rented or leased.
2. Use permit shall expire one year from the date of approval unless a
building permit is obtained within this period.
3. Applicant to obtain all necessary permits from the Building Dept.
PUBLIC WORKS DEPT.
4. Install street improvements across the frontage of the property.
5. Pay storm drainage area fees.
