BEING A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF CAMPBELL APPROVING A
CONDITIONAL USE PERMIT TO ALLOW A CELLULAR
ANTENNA ON AN EXISTING PG&E TRANSMISSION
TOWER AND A GROUND-MOUNTED EQUIPMENT
STRUCTURE ON PROPERTY LOCATED AT 1849
POLLARD ROAD IN A PD (PLANNED DEVELOPMENT)
ZONING DISTRICT. APPLICATION OF MS. PATTY
MEJIA, ON BEHALF OF SPRINT SPECTRUM. UP 96-15.
After notification and public hearing, as specified by law, and after presentation by the
Community Development Director, proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning Commission did find as
follows with respect to application UP 96-15:
Public service facilities are permitted in any Zoning District subject to the approval
of a conditional use permit.
The project is compatible with the existing uses on the site and in the immediate
area.
The placement of the antennas on the transmission tower integrates well with the
existing use and provides limited visibility of the antennas from public view.
Existing landscaping including large mature trees provides reasonable screening of
the antennas and the transmission tower from the public view.
Based upon the foregoing findings of fact, the Planning Commission further finds and
concludes that:
1. The proposed project is consistent with the General Plan and the local zoning
ordinance.
2. The proposed project as conditioned will aid in the harmonious development of the
immediate area.

The establishment, maintenance or operation of the use applied for will not be
detrimental to the health, safety, peace, morals, comfort, or general welfare of
persons residing or working in the neighborhood of such proposed use, or be
detrimental or injurious to property and improvements in the neighborhood or to the
general welfare of the City.

The proposed site is of adequate shape and size to accommodate the yards, walls,
fences, screening, landscaping and other development features required in order to
integrate said use with uses in the surrounding area.
Further, the applicants are notified as part of this application that they are required to
comply with all applicable Codes and Ordinances of the City of Campbell and the State
of California which pertain to this application and are not herein specified. And, that this
approval is granted subject to the following Conditions of Approval.
Approved Project: Approval is granted for a Use Permit allowing for the
installation of a cellular antenna facility on property located at 1849 Pollard Road.
Project approval shall substantially comply with project plans prepared by Alvar
Inc. stamp dated 11/6/96 except as modified herein in the Conditions of Approval.
Permits: Applicant shall obtain any permits deemed necessary by the Building
Official or the Uniform Building Code.

Development Approval Expiration: The Use Permit approval (UP 96-15) for this
project is valid for a period of one year from the Planning Commission approval.
All conditions of approval specified herein must be completed within one year
from the date of approval or the Use permit shall be void.
