BEING A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF CAMPBELL APPROVING A MODIFICATION
TO A PREVIOUSLY-APPROVED SITE APPROVAL TO ALLOW
THE PLACEMENT OF A GRAIN SILO FOR USE IN
CONJUNCTION WITH A RESTAURANT AND BREWERY
(ROCK BOTTOM BREWERY) ON PROPERTY LOCATED AT
1875 S. BASCOM AVENUE IN A C-2-S (GENERAL
COMMERCIAL) ZONING DISTRICT. APPLICATION OF
ROCK BOTTOM BREWERY. FILE NO. M 96-18.
After notification and public heating, as specified by law, and after presentation by the
Community Development Director, proponents and opponents, the heating was closed.
After due consideration of all evidence presented, the Planning Commission did find as
follows with respect to application M 96-18.
The proposed project is an ancillary structure to a permitted restaurant use and is,
therefore, consistent with the C-2-S (General Commercial) zoning designation and the
commercial General Plan land use designation of the site.
2. The proposed grain silo is architecturally compatible with the project site and the
surrounding environment.
3. The proposed project will not require the provision of additional parking spaces for
the shopping center.
Based on the foregoing findings of fact, the Planning Commission further finds and
concludes that:
1. The proposed project is consistent with the General Plan and Zoning designations for
the site.
2. The proposed project will aid in the harmonious development of the surrounding
environment.
3. The proposed project will not unnecessarily detract from the public health, safety and
welfare of the surrounding environment.
The applicant is hereby notified, as part of this application, that he/she is required to meet
the following conditions in accordance with the Ordinances of the City of Campbell and
the State of California. Additionally, the applicant is hereby notified that he/she is
required to comply with all applicable Codes or Ordinances of the City of Campbell and
the State of California that pertain to this development and are not herein specified.

Approved Plans: Approval is granted for a Modification to a previous site approval
(S 95-08) to allow a 25 feet 6 inch high grain silo with a 12 foot diameter on property
located at 1875 S. Bascom Avenue. Project approval shall substantially comply with
plans submitted by Rock Bottom Restaurants, except as modified by the conditions of
approval herein.
2. Building Division Requirements: Applicant shall comply with all Building Code
requirements and obtain necessary permits as determined by the Building Division.
3. Central Fire District Requirements: Applicant shall obtain any necessary permits
and/or approvals as determined by the Central Fire District.
