BEING A RESOLUTION OF THE PLANNING
COMMISSION OF THE CITY OF CAMPBELL GRANTING
A SITE AND ARCHITECTURAL APPROVAL TO ALLOW
THE CONSTRUCTION OF THREE SINGLE FAMILY
RESIDENCES ON PROPERTY LOCATED AT 360 BEDAL
LANE IN AN R-l-8 (SINGLE FAMILY RESIDENTIAL)
ZONING DISTRICT. APPLICATION OF MR. SHIN PARK.
FILE NOS. S 97-01, S 97-02 AND S 97-03
After notification and public hearing, as specified by law, and after presentation by the
Community Development Director, proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning Commission did find as
follows with respect to application S 97-01, S 97-02 and S 97-03.
The proposed dwellings are well designed and architecturally compatible with the
surrounding area through orientation, and architectural enhancements such as porch
elements and decorative windows styles.
The proposed project meets the development standards of the R-l-8 Zoning District
and the San Tomas Area Neighborhood Plan.
The development of the property will result in a density of 4.0 units per gross acre
which is consistent with the General Plan density of less than 4.5 units per gross acre
shown for this area.
Based upon the foregoing findings of fact, the Planning Commission further finds and
concludes that:
1. The proposed project is consistent with the General Plan and zoning, and
2. The proposed project will aid in the harmonious development of the immediate area.
The applicant is hereby notified, as part of this application, that he/she is required to
meet the following conditions is in accordance with the ordinance of the City of
Campbell and the State of California. Additionally, the applicant is hereby notified that
he/she is required to comply with all applicable Codes or Ordinances of the City of
Campbell and the State of California that pertain to this development and are not herein
specified:

Approved Project: Approval is granted for a Site and Architectural Review Permit
allowing three new single family residences on property located at 360 Bedal Lane.
Project approval shall substantially comply with project plans prepared by Stan Neilsen
dated modified 20 Mar 1997, except as modified by the Conditions of Approval herein.
Landscaping: Submit a landscaping plan indicating a total of sixteen trees in accordance
with the STANP to the Community Development Department prior to issuance of building
permits (Lol: 5 trees; Lot 2:6 trees, Lot 3:5 trees).
Property Maintenance Standard: The property shall be maintained free and clear of any
combustible trash, debris and weeds. All existing structures shall be boarded up or
demolished/removed.
Park Impact Fee: A Park Impact Fee shall be paid prior to occupancy for each single
family dwelling ($2,747.50 per dwelling).
Tree Protection: Prior to issuance of any demolition or construction permit, a written report
shall be submitted to the Planning Department by a licensed arborist regarding any trees to
be retained. This report shall address their condition, and measures to be followed to retain
their health if they are to be moved, and during demolition, grading and construction.
Public Works Conditions: The applicant shall comply with all Conditions of Approval for
the parcel map for 360 Bedal Lane, PM 96-02.
Development Approval Expiration: The Site and Architectural approvals for this project is
valid for a period of one year from the Planning Commission approval and expires on April
18, 1998
