BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF CAMPBELL, RECOMMENDING DENIAL OF A
TENTATIVE PARCEL MAP TO ALLOW THE CREATION OF A
REAR FLAG LOT ON PROPERTY LOCATED AT 105 SUNNYSIDE
AVENUE 1N A PD (PLANNED DEVELOPMENT) ZONING
DISTRICT. APPLICATION OF MR. OMID SHAKERI. FILE NO. PM
97-06.
After notification and public hearing, as specified by law, and after presentation by the
Community Development Director, proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning Commission did find as follows
with respect to application PM 97-06:
The proposed project is not consistent with the Downtown Neighborhood Development
Policies and the design guidelines for Low Medium Density Residential projects in that
the rear unit lacks a front yard area of 10 feet.
The proposed project has a deficiency of 3 parking spaces based upon a standard of 3.5
parking spaces per unit.
The proposed project is not consistent with other developments in the surrounding area
and is not consistent with the development standards for residential use.
Based upon the foregoing findings of fact, the Planning Commission further finds and concludes
that:
The design and improvements of the proposed parcel are inconsistent with the applicable
General Plan design guidelines and policies; and
2. The site as currently proposed is not physically suited to the proposed development.
