APPLICATION OF JEFF AND DEANNE CARLSON. FILE NO. S 97-15. After notification and public hearing, as specified by law, and after presentation by the Community Development Director, proponents and opponents, the hearing was closed. After due consideration of all evidence presented, the Planning Commission did find as follows with respect to application S 97-15. 1. The proposed dwelling maintains substantial front and rear yard setbacks. The proposed dwelling incorporates features encouraged in the San Tomas Area Neighborhood Plan including a trellis element on the front elevation, a hip roof design, and simple moldings around the windows. The proposed project meets the development standards of the R-1-10 Zoning District and the San Tomas Area Neighborhood Plan. The development of the property will result in a density of 2.0 units per gross acre which is consistent with the General Plan density of less than 3.5 units per gross acre shown for this area. o The proposed addition of trees will contribute to the quality of the development and enhance the neighborhood.
