BEING A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF CAMPBELL APPROVING A
MODIFICATION TO A PREVIOUSLY APPROVED SITE AND
ARCHITECTURAL PERMIT TO ALLOW A FACADE
REMODEL FOR BREUNERS LOCATED ON PROPERTY AT
525 E. HAMILTON AVENUE IN A C-2-S (GENERAL
COMMERCIAL) ZONING DISTRICT. APPLICATION OF MR.
KEVIN JAMES. FILE NO. M 97-07.
After notification and public hearing, as specified by law, and after presentation by the
Community Development Director, proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning Commission did find as follows
with respect to application M 97-07.
The proposed facade remodel is well designed and is architecturally compatible
with the surrounding area by featuring contemporary architectural enhancements
including the arcade element, awning treatment and enhancement of the building
entrance.
The proposed project meets the development standards of the C-2-S (General
Commercial) Zoning District, subject to the conditions of approval.

The remodel of over 50% of the facade will require the implementation of the
streetscape standards along the frontage of the property on Hamilton Avenue.
The refurbishing of the existing landscaping will contribute to the quality of the
development, and will serve to update the amount of landscaping on the site that
is consistent with other commercial properties recently developed in the vicinity
of the project site.

The proposed exterior remodel does not involve an expansion of the building area
or a change in the retail/showroom use of the retail portion of the building for
furniture sales.
Installation of streetscape improvements will facilitate access to the project and
enhance the attractiveness of the project to patrons.
Based upon the foregoing findings of fact, the Planning Commission further finds and concludes
that:

The applicant is hereby notified, as part of this application, that he/she is required to meet the
following conditions is in accordance with the ordinance of the City of Campbell and the State of
California. Additionally, the applicant is hereby notified that he/she is required to comply with
all applicable Codes or Ordinances of the City of Campbell and the State of California that
pertain to this development and are not herein specified
Approved Project: Approval is granted for a Modification to the previously approved
Site and Architectural Permit allowing the facade remodel of a commercial building
located at 525 E. Hamilton Avenue. Project approval shall substantially comply with
project plans prepared by MCG Architects, dated March 4, 1997, except as modified by
the Conditions of Approval herein. The approved color palette shall be consistent with
the color sample board dated 2/26/contained in Community Development Department,
file number M 97-07. The Almarida elevation of the warehouse portion of the building
shall be painted to match approved wall color.
Landscaping: Prior to the issuance of building permits, the applicant shall submit four (4)
sets of landscaping plans indicating the following:
· Replacement of all dead or previously removed planting material from the existing
landscaping areas.
· Additional tree wells and trees (minimum 24" box) within the front parking lot area
spaced every 40 feet for each aisle of parking.
· Climbing vines shall be planted along the chain link fencing that along the eastern
property line extending from the front of the building to the front property line.
Chain link fencing that is damaged, shall be identified on the plans and replaced prior
to installation of the climbing vines.
· Additional commercial grade plant containers incorporated under the arcade.
· Irrigation shall also be provided in all new planter areas and/or repaired where
necessary.
· Preparation of landscape plans consistent with the City's Water Efficient Landscape
Guidelines (WELS).
The planting details and irrigation system shall be submitted to the Community
Development Department for review and approval prior to issuance of building permits.

Parking Plan: Prior to the issuance of building permits, the applicant shall submit a
revised site plan indicating on-site parking for the front parking lot on Hamilton Avenue.
A total of 355 parking spaces must be provided on-site (total). The parking layout is
subject to review and approval by the Community Development Director.
Tree Protection: A tree protection plan prepared by a licensed arborist shall be submitted
to the Planning Division providing tree protection measures during all phases of
demolition, resurfacing, or construction.

Circulation Improvements: Prior to issuance of any building permits for site, the
applicant shall cause plans for access and circulation improvements to be prepared by a
registered civil engineer. The plans shall include the following:
Almarida Avenue
Installation of a 10' standard commercial sidewalk from Hamilton Avenue at to the
southwest comer of the warehouse building.
Removal and replacement of existing two southerly driveway approaches between
Hamilton Avenue and the southwest comer of the existing warehouse building to
comply with City standards and to provide ADA accessibility.
Modify the existing sidewalk to provide a minimum 4' clear walkway from the
southwest comer of the existing warehouse building to the northerly property line, as
needed to comply with ADA requirements and City Standards.
Implementation of the Streetscape standards including the following improvements:
Hamilton Avenue Frontage
· Installation of City Standard boulevard walk Streetscape Standards along the
Hamilton Avenue frontage including sidewalk, irrigation, and planting.
· Removal of existing concrete sidewalk.
· Protection and/or replacement of existing underground utilities, signal
interconnect conduits, street lighting conduits, and PG&E, PacBell, TCI, and
related facilities.
· Removal and disposal of existing street lights.
· Installation of new City standard street lights, conduit, pull boxes, and
· related improvements.
· All conforms necessary to join existing improvements.
· Relocation of water meters and sanitary sewer cleanouts to the back of walk.
· Installation of handicap ramps at comers.
Grading and Drainage: Prior to issuance of any building permits, the applicant shall
refurbish, remodel, and reconstruct the on-site drainage system, as necessary, to
demonstrate that it is functioning normally in accordance with the standards of the City
as determined by the City Engineer.
Completion of Public Street Improvements: In the event that the circulation
improvements are dedicated to the City or improvements are required in the public right-
of-way, prior to installation of all such improvements, the applicant shall pay fees, post
securities and provide insurance necessary to obtain an encroachment permit for
construction of the improvements as required by the City Engineer and all such
improvements required by the encroachment permit shall be completed and accepted by
the City Engineer.

the City Engineer and the applicant must provide the one-year security.
Underground Utilities: All new on-site utilities shall be installed underground per
Section 20.36.150 of the Campbell Municipal Code for any new or remodeled buildings
or additions. Applicant shall comply with all plan submittals, permitting, and fee
requirements of the serving utility company.
Applicant shall submit a Utility Coordination Plan and Schedule for approval by the City
Engineer for installation of all utilities. The Plan shall minimize the damage to all public
facilities.
Storm Water Management: Comply with California Storm
Practices Handbook, prepared by the Storm Water Quality
Valley Water District.
Water Best Management
Task Force, Santa Clara
Signage: No signs are approved in conjunction with this application.
