PC Res 2140RESOLUTION N0. 2140 PLANNING COMMISSION After notification and public hearing as specified by law on the application of Mr. Larry Cockrell for a variance to the parking requirement so as to allow four condominium units on property known as 1408 W. Latimer Avenue in an R-2-S (Multiple Family Residential) Zoning District, as per the application filed in the Office of the Planning Director on ,August 24, 1982 arrd after presentation by the Planning Director, proponents and opponents, the hearing was closed (V 82-02). After due consideration of all evidence presented, the Commission did find as follows: That the establishment, maintenance, and operation of the proposed use will not be detrimental to the health, safety, peace, morals, comfort, or general welfare of persons residing or working in the neighborhood of such use, or be detrimental or injurious to the property and improvements in the neighborhood or the general welfare of the City. That the applicant was able to demonstrate a hardship with the current parking layout of the development. The Planning Comrrrission does hereby grant the variance as request d, subject to the following conditions: A. Submit a modified landscape plan for the approval of the Planning Director within 30 days of Planning Commission approval. B. Provide a copy of tfre recorded condominium plan that creates the r"ourth unit to the Public Works Department. C. Install pipe barriers around fire hydrant adjacent to proposed stall to prevent damage to hydrant, satisfactory to the Fire Department.
