RESOLUTION NO. 2110
After notification and public hearing as specified by law an the application
of Mr. Jerry Willis on behalf of Mr. R. S. Schuman for a use permit to allow
an auto repossession/storage yard and approval of plans and elevations to
allow the use of a mobile home as an office on property known as 175 Curtner
Avenue in an M-2-S (Heavy Industrial) Zoning District, as per application
filed in the Office of the Planning Department on April 7, 1982, and after
presentation by the Planning Director, proponents and opponents, the hearing
was closed (UP 82-07).
After due consideration of all evidence presented, the Commission did find
as follows:
That the establishment, maintenance, and operation of the proposed
use will not be detrimental to the health, safety, peace, morals,
comfort, or general welfare of persons residing or working in the
neighborhood of such use, or be detrimental or injurious to the
property and improvements in the neighborhood or the general welfare
of the City.
Based on the above findings, the Planning Commission does hereby grant the
requested use permit subject to the following conditions:
1. A time limit of one year is imposed on the use of the mobile
home as an office.
2. Use permit is to be reviewed in six months by the Planning
Commission.
3. Landscaping plan indicating type and size of plant material,
and location of irrigation system to be submitted for approval
of Site and Architectural Review Committee within 30 days from
date of use permit approval.
4. Landscaping and irrigation system to be installed within 30
days of approval of landscape plan by Site and Architectural
Review Committee.
5. Sign application to be submitted in accordance with provisions
of the sign ordinance for all signs.
6. Trash container(s) of a size and quantity necessary to serve the
development shall be located in area(s) approved by the Fire
Department. Unless otherwise noted, enclosure(s) shall consist
of a concrete floor surrounded by a solid wall or fence and have
self-closing doors of a size specified by the Fire Department.
All enclosures to be constructed at grade level.
7. Pay storm area fee.
8. Obtain an excavation permit for any work in the public right-of-way.

8. If mobile home is approved, the applicant shall obtain a permit
for the use of the trailer as an office from the Building
Department.
9. If parking is to be provided in holding area, adequate back-up
distance shall be provided per City standards.
10. Proposed canvass screening to be approved by Planning Director.
The applicant is notified that he shall comply with all applicable Codes or
Ordinances of the City of Campbell which pertain to this development and are
not herein specified.
