PC Res 2061RESOLUTION N0. 2061
PLANNING COMMISSION
CITY OF CAMPBELL, CALIFORNIA
After notification and public hearing as specified by law on proposed
amendments to the text of the Campbell Municipal Code, and after presentation
by the Planning Director, proponents and opponents, the hearing was closed
(TA 81-2).
After due consideration of all evidence presented and based upon the
follov~-ing findings, the Commission did determine that there was a significant
need to add Chapter 21.07 - Condominium Zoning District to the Campbell
Municipal Code:
1. That the addition of Chapter 21.07 - Condominium Zoning
District, would require that any condominium project,
whether new construction or a conversion, occur only
in the Condominium Zoning District.
2. That by requiring approval of a zone change to CD the
City can regulate the development of condominiums more
closely than before the addition of Chapter 21.07.
3. That the public hearings required for a zone change will
provide an opportunity for neighboring property owners
and/or tenants to be heard.
4. That the proposed addition of Chapter 21.07 will not be
detrimental to the health, safety, peace, morals, comfort,
or general welfare of persons residing or working in the
neighborhood of such proposed use, or be detrimental or
injurious to property and improvements in the neighbor-
hood or to the general welfare of the City.
The Planning Commission does hereby recommend that the City Council
adopt the ordinance attached hereto as Exhibit "A" enacting the necessary
legislation to make the proposed text amendment effective.
