BEING A RESOLUTION OF THE PLANPlING COPRP4ISSIOP!
OF THE CITY OF CA'1PBELL RECOPIMENDING APPROVAL
OF PLANS, ELEVATIONS AND DEVELOPMENT SCHEDULE
AND CONDITIONS OF APPROVAL TO ALLOW CONSTRUCTION
OF 8 TOWNHOMES AT 1735 BUCKNALL AVENUE IN A
P-D (PLANNED DEVELOPt~!ENT) ZONING GISTRICT.
(APPLICATION OF MR. DAVID COl_EP~AN ON BEHALF OF
TRI-ALPHA BUILDERS, INC., ZC 80-8.)
After notification and public hearing as specified by law on the application
of tir. David Coleman on behalf of Tri-Alpha Builders, Inc. for approval of
plans, elevations, development schedule and conditions of approval for 8
townhomss on property located at 1735 Bucknal~ Avenue;; as per the application
file in the Office of the Planning Department, 75 N. Central Avenue, Campbell
California on July 9, 1980 and after presentation by the Planning Director,
proponents and opponents, the hearing was closed.
After due consideration of all the evidence presented, the Planning Commission
did find as follows:
1. That the proposed construction of 8 townhomes would be compatible
with the existing uses in the immediate area and would be com-
patible with the Land Use Element of the General Plan which
indicates "Pledium Density Residential".
2. This development is similar to recei~lt approvals for zone changes
to P-D for townhouse developments.
3. The proposed zone change will not be detrimental to the health,
safety, peace, morals, comfort or general welfare of the persons
residing or working in the neighborhood ref such zone change, or
be detrimental or injurious to property and improvements in the
neighborhood or the general welfare of the City.
The Planning Commission of the City of Campbell recommends that the City Council
enact the Ordinance attached hereto as Exhibit "A" making effective the recommended
zone change.
