After notification and public hearing as specified by law on the application
of Mr. John Carvalho for a use permit to allow the development of nine town-
homes located on property known as 1075 Hacienda Avenue in an Interim (Low-
Medium Density Residential) Zoning District, and after presentation by the
Planning Director, proponents and opponents, the Planning Commission did
determine that the change as shown in Exhibit "A", attached, should be
made to the Zoning Map based on the following findings: (UP 80-5)
1. The proposed zone change is' consistent with the Land Use
Element of the General Plan which shows Low-Medium Density
Residentiai for the subject property.
2. The proposed zone change from Interim (Low-Medium Density
Residential) to P-D (Planned Development) would allow the
development of 9 townhomes.
3. The property is presently zoned Interim, and when the
Interim Zone is lifted, a P-D (Planned Development)
Zoning District would be most appropriate to replace it.
4. The proposed zone change will not be detrimental to the
health, safety, peace, morals, comfort or general welfare
of the persons residing or working in the neighborhood of
such zone chance or be detrimental or injurious to property and
improvements in. the neighborhood or the general welfare of the City.
5. The proposed zone change is consistent with the
Housing Element.
The Planning Commission of the City of Campbell recommends that the City
Council enact the Ordinance attached hereto as Exhibit "A" making effective
the recommended changes to-the Zoning Map.
