BEING A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF CAMPBELL RECOMMENDING APPROVAL OF A
CHANGE TO THE ZONING MAP AS SHOWN IN EXHIBIT A
AND RECOMMENDING APPROVAL OF PLANS, ELEVATIONS, AND
DEVELOPMENT SCHEDULE TO ALLOW CONSTRl1CTI0N OF
5 TOWNHOMES ON PROPERTY KNOW'N AS 161 N. CENTRAL
AVENUE (ZC 79-10).
SECTION 1
After notification and public hearing as specified by law on proposed
amendments to the Zoning Map from R-M (Multiple Family/Low-Medium) to P-D
(Planned Development/Low-Medium Density Residential) of the City of Campbell,
and after presentation by the Planning Director, proponents, and opponents,
the Planning Commission did determinQ that the change as shown in Exhibit "A"
attached, should be madQ tc th~~ Zoning Map based an the following findings:

Residential for the subject property.
2. The proposed zone charge from R-M to P-D would allow
the development of 5 townhomes.
3. The proposed zone change will not be detrimental to the
health, safety, peace, morals, comfort or general welfare
of the persons residing or working in the neighborhood of
such zone change or be detrimental or injurious to property
and improvements in the neighborhood or the general welfare
of the City.
4. The proposed zone change is consistent with the Housing
Element.
The Planning Commission of the City of Campbell recommends that
the City Council enact the Ordinance attached hereto as Exhibit 1
making effective the recommended changes to the Zoning Map.
SECTION 2
Plans, elevations and development schedule for 5 townhomes to be
located on property known as 161 N. Central Avenue in a P-D (Planned
Development/Low-Medium Density Residential) Zoning District have been
presented for approval by Mr. Gabor E. DuVon.
After notification and public hearing as specified by law on said
proposed amendments, as filed icr the office of the Planning Department
on December 10, 1979, and after presertritio°~ `~y th2 Planning Director,
proponents, and opponents, the t~?arir~g ,Jas ~l;~w~^d.
After due consideration o'' all e~r~idc~r~t:e preserted, the Planning
Commission did find as follows:

That the establishment, ma~i:~ ~~:,~-a~sce, and operation of
the proposed use will not be detrimental to the health,
safety, peace, morals, comfort or general welfare of the
persons residing or working in the neighborhood of such
use, or detrimental or injurious to property and
improvements in the neighborhood or the general welfare
of the City.
Based on the above findings, the Planning Commission did recommend
approval of plans, elevations, and development schedule as presented and
further recommends that the City Council enact the Ordinance attached
hereto as Exhibit 2 adopting said plans, elevations, and development
schedule for that portion of the above mentioned Planned Development Zone.
PASSED AND ADOPTED this 5th day of February 1980 by the following
roll call vote:
