PC Res 1828RESOLUTION NO. 1828 PLANNING COMi~IISSiON CITY OF CAMPE~ELL, CA:.iFORNIA After notification and public hearing as specified by law on the application of Mr. W. L. Chalmers for approval of plans to move a single family residence from 7O0 P9cGlincey Lane onto the southerlyrr~rtien cf property known as 7GG McGlincey Lane in a R-1 (Single Far~;ly Resi:lential; Zo~~ing District, as per the application of Mr. ~', L. Chalmers filed ir; the Office of the Planning Department on September l9, 1979, and after presentation b;,~ the Planning Director, proponents and opponents, the hearing was closed (S 79-38). After due consideration of all the evidence presented, the Commission did find as follows: ' That the establishment, maintenance, and operation of the proposed use will not be detrimental to the health, safety, peace, morals, comfort or general welfare of the persons residing or working in the neighborhood of such use, or be detrimental or injurious to property and improvements in the neighborhood or the general welfare of the City. Based on the above findings, the Planning Commission does hereby grant the requested use permit subject to the following conditions: 1. Building occupancy will not be allowed until all public improvements have been made. 2. A complete new heavy shake roof is installed. 3. Exterior of residence will be redwood veneer and trim on the front and one end facing Regas Drive, other two sides will be stucco and painted. 4. New paint al l exterior ar;d i nteri or•. 5. A full basement under house. 6. The profile of the house will be 1 story, eave not more than 12 feet above ground, center of roof ridge 17 feet. 7. There will be a complete renovation of the interior. 8. All work will meet or exceed building code requirements.. 9. Complete landscaping and automatic sprinkler system will be installed. 10. Plans to be referred back to the Planning Director and Architectural Advisor for approval. All parking and driveway ai°eas to be developed in compliance with Section 21.50 of the Campbell Municipal Code. All parking. spaces to be provided with appropriate concrete curbs or bumper guards. B. Underground utilities to be provided as required by Section 20.16.070 of the Campbell Municipal Code. C. Plans submitted to the Building Department for plan check shall indicate clearly the location of all connections for underground utilities including water, sewer, electric, telephone and television cables, etc. D. Ordinance No. 782 of the Campbell Municipal Code stipulates that any contract for the collection and disposal of refuse, garbage, wet garbage and rubbish produced within the limits of the City of Campbell shall be made with Green Valley Disposal Company. This requirement applies to all single-family dwellings, multiple apartment units, to all commercial, business, industrial, manu- facturing, and construction establishments. FIRE DEPARTMENT E. Provide one street fire hydrant. BUILDING DEPARTMENT F. Buildings shall comply to group R-3 Type V-N occupancy. G. Plans shall be submitted to Building Department for approval and permits prior to move. PUBLIC WORKS DEPARTMENT H. Process and file a parcel map. I. Provide a copy of the preliminary title report. J. Pay the storm drainage area fee for proposed parcel~B -based on $765 per net acre. K. Dedicate right-of-way for the extension of Regas Drive throughout the frontages of proposed parcel.6, L. Enter into an agreement and post surety to construct street improvements to serve praposed parcel B. M. Fay the plan examination and construction inspection fee. N. Provide improvement plans for the extension of Regas Drive throughout the remainder of proposed Parcel C to be constructed in the future. 0.
