BEING A RESOLUTION OF THE PLANNING
COMMISSION OF THE CITY OF CAMPBELL
RECOMMENDING APPROVAL OF A ZONE CHANGE
FROM R-2-S (MULTIPLE FAMII,Y RESIDENTIAL) TO PD
(PLANNED DEVELOPMENT) FOR PROPERTY LOCATED
AT 1681 BUCKNALL ROAD, AS SHOWN ON THE
ATTACHED EXHIBIT A, APPLICATION OF MR. JOHN
NICOLI AND MR. TOM SWEENEY. FILE NO. ZC 96-02.
After notification and public hearing, as specified by law on the proposed amendments to
the Zoning Map of the City of Campbell, and after presentation by the Community
Development Director, proponents and opponents, the Planning Commission did
determine that the change as shown in the attached Exhibit A, entitle Map of Said
Property, should be made to the Zoning Map based upon the following findings:
1. The proposed Zone Change is consistent with the General Plan.
2. The proposed density is no greater than that allowed by the R-2-S (Multiple Family
Residential) Zoning District.
The proposed PD Zoning will permit greater flexibility in placement of the buildings,
and thus a design to fit the site, the neighborhood, and the use of a detached single-
family unit.
Based upon the foregoing findings of fact, the Planning Commission further finds and
concludes that:
1. The proposed development and uses clearly will result in a more desirable environment
and use of the land than would be possible trader any other zoning classification.
2. The development and uses are compatible with the General Plan of the City and will
aid in the harmonious development of the immediate area.

The Planning Commission of the City of Campbell recommends that the City Council
enact the attached Ordinance making effective the recommended changes to the Zoning
Map.
